Cooper City is a southwest Broward County suburb of roughly 36,000 people, incorporated in 1959 and bordered by Davie, Pembroke Pines, Hollywood and Southwest Ranches. It was planned as a residential city and still reads that way: platted single-family communities, a small commercial footprint, and almost no through traffic. Rock Creek, Embassy Lakes and Monterra are the addresses buyers name most often.
This is a house market. Condominiums and townhouses exist, but they represent a small fraction of what trades, so the two are reported separately here rather than blended into one misleading median.
What is selling
Houses are moving quickly. Thirteen sold in July 2026 at a median of $665,000, in a median of 17 days and at 98% of the last asking price. Year to date, 69 have sold at a median of $670,000 and $366 per square foot, again at 98% of asking and in a median of 22 days. Thirty-one were on the market at the end of July with 18 under contract, which works out to roughly two and a half months of supply — a seller's market on the conventional reading.
The trend is worth naming honestly: the year-to-date median is down from $718,000 over the same period last year, while days on market have fallen from 53 to 22. Homes are selling faster and slightly cheaper than a year ago, which is a market finding its level rather than one in trouble.
Condominiums and townhouses have sold at a median of $465,000 year to date across 19 sales, identical to last year's median, at $294 per square foot and 97% of asking. Only one closed in July, so no monthly median is published. Six were on the market at the end of July.

What actually decides a Cooper City sale
With two and a half months of supply, pricing accuracy in the first two weeks decides almost everything — a house that misses its band here does not get a slow correction, it gets skipped. Community differences matter more than the city median: an original 1980s Rock Creek home and a newer Monterra house are not the same product, and homeowner association rules, ages and fees vary sharply between them. Roof age, impact openings and insurance history are the practical items buyers price in.
