Westlake Real Estate

Westlake is the newest city in Palm Beach County. It incorporated in 2016 on land that had been the Callery-Judge citrus grove, and construction has run continuously since. That single fact explains most of what is unusual about the market here: there is almost no resale history, effectively nothing predates 2020, and the median build year of what trades is 2023. A buyer comparing Westlake to Wellington or Royal Palm Beach is comparing a market with fifty years of sales records to one with about six.

What is selling

Houses in Westlake sold at a median of $625,000 in July 2026, and at $635,000 across the year so far. Sellers took a median of 47 days to get under contract and settled at 100% of the last asking price. There were 68 houses for sale at the end of the month against 13 sales, roughly five months of supply, with 29 more under contract.

That 100% figure is worth pausing on. In a city this new, a large share of transactions are still builder sales at published prices, which do not negotiate the way a resale does. If you own a home here and are pricing it against your neighbors, you are competing with a builder who can offer rate buydowns and closing credits instead of cutting the sticker price. The list price next door may not be the real price.

Townhouses and condominiums have not built up enough history to report honestly. Nothing in that category sold in July 2026, and only seven have sold across the year to date, so we publish counts rather than a median: with a sample that small, a median would move thousands of dollars on a single transaction. There were five for sale at the end of the month.

Schools

Westlake is served by Palm Beach County School District. Homes here are assigned to Golden Grove Elementary for about 76% of sales and Loxahatchee Groves Elementary for the remainder, with Osceola Creek Middle School and Seminole Ridge High School covering the city. Because the city is growing quickly, boundaries are more likely to be redrawn here than in an established area, so confirm the current assignment for a specific address with the district.

Getting around

Westlake sits west of the Beeline Highway in the central part of the county. The ER at Westlake is about a mile from the center of the city. The nearest passenger rail station is Mangonia Park, about 13 miles east, and the nearest marina is roughly 15 miles away, so this is a car-first location rather than a coastal one. What you trade for that distance is land: lots here are generally larger than what the same money buys east of the Turnpike.

Colonial, ranch, traditional and contemporary exteriors appear across the builders' ranges.

Because the city is still being built, resale prices sit alongside builder pricing and incentives in a way they do not anywhere else we cover - a resale here competes directly with a new house on the next street, and that is the first thing to understand before listing. A hospital is within a mile. The homeowners association fee is low relative to the amenities. Ask us for a resale-versus-new comparison before you set a price.
