Gulf Stream is a town of roughly 1,000 people occupying a narrow strip between the Atlantic and the Intracoastal Waterway, between Delray Beach and Ocean Ridge. It was incorporated in 1925, and the Gulf Stream Golf Club, laid out by Donald Ross in the 1920s, is still at the center of it.

The town runs an architectural review process, and the tree canopy along North Ocean Boulevard is a protected part of the character.

What that produces is one of the smallest and most expensive markets in Palm Beach County. There is no commercial district and effectively no new subdivision land, so supply is whatever existing owners decide to release in a given year.

Why a town median means very little here

Gulf Stream trades in single figures in most quarters, so the year-to-date house figure above is a description of a specific handful of sales rather than a market trend. We publish it with the count attached for exactly that reason, and we separate houses from condominiums even when the condominium count is too small for a median we would stand behind. Anyone quoting you a single Gulf Stream number without the sample size behind it is quoting noise.

What decides price in this town is not the median. It is the pocket - Place Au Soleil on the Intracoastal side behaves differently from the ocean block, and Hidden Harbour Estates differently again - then the lot: ocean frontage or dockage, lot width, and what the town's architectural review process will let a buyer build or alter next. That last point is a genuine value driver here. A buyer paying at this level is usually planning work, and the answer to what is permitted is part of what they are buying.

Preparation and discretion matter more than exposure at this end of the market. Buyers are few and almost always represented, and they will look hard at seawall condition, erosion and beach easement history, elevation and insurability, and what the review process allows. We answer those in advance, name the small number of sales we are relying on, and give you a written opinion of value in writing. A meaningful share of transfers in this town follow an estate, and we handle probate and estate sales in house.
