South Palm Beach Real Estate

South Palm Beach is one of the smallest towns in Florida by area: roughly half a mile of barrier island between Palm Beach and Manalapan, with the Atlantic on one side and Lake Worth Lagoon on the other. About 1,400 people live here, almost all of them in oceanfront or lagoon-front condominium buildings put up between the 1960s and the 1980s.

There are no single-family neighborhoods and no commercial district. The entire market is condominiums, which makes it unusually easy to describe and unusually dependent on individual buildings.

Schools

The town is served by Palm Beach County School District, with homes assigned to Lantana Elementary, Lantana Community Middle School and Lake Worth Community High School. Confirm current assignment with the district.

Getting around

A1A is the only road through the town. The beach is a few hundred yards from any address, Loggerhead Marina in South Lantana is under a mile, and the Lake Worth Beach rail station about 2.7 miles west across the bridge. Palm Beach International Airport is roughly 20 minutes away.

South Palm Beach is a barrier-island town south of Palm Beach, and it is almost entirely condominium - the single-family market here is negligible. Most buildings date from the 1960s and 1970s, some rising to nine stories, and the typical unit is two bedrooms and two bathrooms in around 1,200 square feet. Colonial, traditional and contemporary exteriors appear across the buildings.

The ocean is under a mile away and a marina is around three-quarters of a mile, with a golf course a mile and a third and eighteen tennis courts within a mile. Association fees here are the highest we record anywhere in the county and reflect oceanfront buildings, their reserves and their insurance - for any purchase in this town, the fee and the reserve study matter as much as the asking price.
