Wellington began as the largest strawberry farm in Florida and became, improbably, the center of American winter equestrian sport. From January to April the Winter Equestrian Festival and the polo season at the International Polo Club bring competitors and horses from around the world, and the village is built to accommodate them: bridle paths beside the roads, barns inside residential zoning, and a property market with a seasonal rhythm no other village here has.

Away from the equestrian preserve, Wellington is a large, planned residential community with lakes, parks and a substantial family population, and those two Wellingtons trade differently.

What houses and condominiums are doing right now

In August 2026, single-family homes in Wellington closed at a median of $675,000, at a median 32 days on market and 96% of the last asking price, across 45 closings. Across the year so far, 457 closed at a median of $760,000, against 438 at $743,750 in the same period last year. Forest Hill Boulevard and Southern Boulevard run east to Florida's Turnpike and Interstate 95, and Palm Beach International Airport is roughly 25 minutes away. Wellington Regional Medical Center is in the village, and the show grounds sit on Pierson Road in the equestrian preserve.
