The number that misleads every Wellington estate

The median asking price in Wellington today is $1,199,000. The median closing price over the last twelve months was $742,200. That is not a market falling by a third. It is a market whose inventory looks nothing like its sales.

A quarter of everything on the market in Wellington is an acre or more, but only one sale in nine is. Those large properties sit for a median 95 days and they pull the asking-price statistics upward while contributing very little to the sold statistics. An heir who looks up "the median price in Wellington", finds $1,199,000 and prices a three-bedroom on a quarter of an acre against it will spend six months learning the difference.

It cuts the other way too. An estate that inherits ten acres and prices it against the suburban median gives away a fortune. This is the single most expensive mistake available in this city, and it is entirely avoidable by asking which market the property is in first.

Read that carefully, because the headline price is misleading. As-is properties closed higher, but that is composition rather than benefit: more of them are larger properties. Price per square foot is effectively identical at $317 against $319. What actually differs is time, and it differs enormously: 57 days against 17. In Coral Springs the as-is penalty is about three weeks. In Wellington it is more than five, and the estate pays carrying costs for every one of them.

Five months of supply, and one sale in six taking more than half a year at an 11% discount. Wellington does not punish a wrong price quickly the way Coral Springs does; it punishes it slowly, which is worse for an estate, because the carrying costs run the whole time and the discount arrives at the end anyway.

Can I sell an inherited house in Wellington before probate is finished?

Usually the sale closes during probate rather than after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What you cannot do is sign a contract before anyone has authority to sign it. The order is: open the estate, get letters of administration, then list. What is different about an inherited Wellington property?

Wellington contains two housing markets that share a name, and an estate needs to know which one it is in before anyone quotes a number. Properties of an acre or more closed at a median $2,490,000 over the last twelve months after 95 days on market. Properties under an acre closed at $710,000 after 44 days. Both are Wellington. An estate valued against the wrong one of those is wrong by a factor of three.

Why is the asking price in Wellington so much higher than the selling price?

Because the inventory is far more acreage-weighted than the sales are. 71 of the 281 properties on the market today are an acre or more, at a median asking price of $3,750,000, but only 71 of the 672 sales in the last twelve months were. So the median asking price across Wellington is $1,199,000 while the median closing price is $742,200. An heir who prices against what is listed rather than what has sold will sit for months.

What is the property worth as of the date of death?

That is a specific question with a specific answer, and it is not today's asking price. An estate generally needs an opinion of value as of the date of death, supported by comparable sales from that period, because it drives the tax basis. In Wellington that work is harder than elsewhere: with roughly 71 acreage sales in a year, the comparable set for an equestrian property is thin and each comparable has to be adjusted rather than averaged. What does selling as-is cost in Wellington?

More than in most of our market, and mostly in time. Wellington properties sold as-is closed at a median $749,900 after 57 days under contract with a 6.4% cut from the original asking price. Those sold without an as-is condition closed at $716,250 after 17 days with a 4.0% cut. The as-is properties carry a higher headline price because more of them are larger, but they take more than three times as long to go under contract. For an estate paying carrying costs, that gap is the number to plan around.

How long does it take to sell an inherited Wellington property?

Longer than most of Palm Beach County. There is five months of house supply on the market, the median property took 46 days to go under contract, and 17% of the 672 sales took more than 180 days and closed 11.0% below their original asking price. An acreage property should be planned at three months or more. Probate itself usually runs longer than the sale, but in Wellington the sale is a real part of the timetable rather than an afterthought.

Should the estate renovate before selling?

Rarely all of it, and never on borrowed money without the attorney's sign-off. The estate carries taxes, insurance, association dues and utilities for every week the work runs, and Wellington is slow enough that a long renovation can cost more than it returns. What is worth doing is the narrow list of items a buyer's lender or insurer will refuse to overlook. On acreage properties, add anything affecting the well, septic or equestrian structures, because those stop a lender rather than reduce a price.

What happens if the heirs disagree about selling?

Nothing, until it is resolved. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. If the heirs are deadlocked, that is a conversation for the estate's attorney first. We are happy to give everyone the same set of figures to argue over, which sometimes settles it.
