Who Handles Probate and Inherited Property Sales in Boca Raton?

Short answer: Yes — PBP Real Estate handles probate and inherited-property sales in Boca Raton, working alongside the estate’s attorney, and our Broker of Record Gia Freer has been licensed in Florida since 2000 and prepares the written date-of-death opinions of value that estates need for their filings.

What is different about a probate sale in Boca Raton

Boca Raton brings two complications the rest of the county mostly does not have: mandatory-membership country club communities, where the membership question has to be answered before a buyer will commit, and a genuine luxury tier where a single unusual comparable can move an estate's opinion of value by a large sum.

Figures from our own BeachesMLS feed, retrieved 2 September 2026, across 1,505 active listings with a Boca Raton address. We publish them because an estate is paying insurance, taxes, association dues and maintenance for every one of those days, and that cost lands on the beneficiaries.

The two Boca Raton estates that behave completely differently

An inherited Boca Raton house and an inherited Boca Raton condominium are not the same sale, and the gap between them is currently the widest in the county. Single-family supply here is 3.2 months and the median house goes under contract in 24 days. Condominium supply is 8.4 months across 845 active listings, and the median condominium takes 53 days. An executor told to expect "about a month" because that is what the neighbours' house did will be badly served if the estate asset is a condominium.

For an estate that has to hold, insure and maintain a property until the court allows a sale, that difference is money. A house can often be prepared during the petition period and sold almost immediately on appointment. A condominium needs the longer runway built into the plan from day one, and pricing it as though it were a house is the most common way an estate loses six months.

Mandatory membership: the question that stalls Boca estate sales

Boca Raton has more mandatory-membership country club communities than anywhere else in Palm Beach County, and in those communities a buyer must join the club as a condition of ownership. For an estate sale that creates three practical problems that do not exist elsewhere:

We can tell you which communities carry a mandatory membership. We do not publish fee amounts, because they change and only the association can state them accurately — so we link you to the association rather than guess.

The opinion of value an estate actually needs

Estates usually need value as at the date of death, not value today. That is a different document from an ordinary market appraisal: comparable closings are drawn from the six to twelve months before the date of death, and sales after that date are not used simply because they exist now. We state the effective date of value on the face of the document so the historical cut-off can never be mistaken for the preparation date. Your attorney and your CPA will both want it in that form.

How we work with the estate

  1. Confirm who has authority to sign. Usually the personal representative appointed by the court. Nothing can be listed before that exists.
  2. Written date-of-death opinion of value for the estate file.
  3. An honest condition and repair assessment. Most inherited properties in Boca Raton do not need a renovation; they need clearing, cleaning, and two or three specific repairs. We will tell you which, and which are not worth doing.
  4. Coordination with the attorney on court authority, beneficiary consents and timing.
  5. A real launch, and weekly reporting to every beneficiary who wants it, so nobody is left guessing.

Once the court authority is in place, the sale itself follows the same disciplined process we use for every seller in Palm Beach County. You can read exactly how we prepare, price and market a home for sale before you commit the estate to anything.

How long the probate part takes

Formal administration in Palm Beach County typically runs nine to eighteen months, while summary administration usually closes in one to three — and the summary threshold doubled to $150,000 of non-exempt value on 1 July 2026, which moved a lot of estates into the faster route. Questions and answers

Do you handle probate and inherited property sales in Boca Raton?

Yes. PBP Real Estate handles probate and inherited-property sales in Boca Raton and across Palm Beach County, working alongside the estate's attorney. Gia Freer, our Broker of Record, has been licensed in Florida since 2000 under license BK689801 and prepares the written date-of-death opinions of value estates need for their filings. We do not give legal advice and we work with the estate's own attorney rather than in place of one.

What is an inherited property in Boca Raton worth?

For a sale, what matters is today's market: the median active single-family asking price in Boca Raton is $1,572,500 and the median condominium is $349,800, with medians of 48 and 52 days on market respectively. For the estate's filings, what matters instead is the value as at the date of death, which is a separate calculation using comparable closings from before that date. Figures from our own BeachesMLS feed, retrieved 2 September 2026.

Is an inherited Boca Raton condominium harder to sell than a house?

Currently yes, and by a wide margin. Boca Raton has 3.2 months of single-family supply against 8.3 months of condominium supply, and the median house goes under contract in 24 days against 36 days for the median condominium. An estate holding a condominium needs a longer runway and a price set against condominium evidence, not against what the neighbours' house achieved.

Can the Boca Raton property be sold before probate is complete?

Usually yes. The estate normally has to be opened and a personal representative appointed with authority to sign, but the sale itself does not have to wait for the estate to close. Depending on the will, the letters of administration and whether the beneficiaries consent, specific court authority may be needed for the sale itself.

Should we renovate an inherited Boca Raton property before selling?

Usually not. Most inherited properties need clearing, cleaning and two or three specific repairs rather than a renovation, because a full renovation spends estate money and estate time on work the market will not always pay back. The right answer depends on what the property is competing against, which is why we look at the current comparable listings before recommending anything.

Does a mandatory country club membership affect selling an inherited Boca Raton home?

Yes, and it needs to be resolved before marketing rather than during a contract. In a mandatory-membership community the buyer must join the club to own the property, which narrows the buyer pool and adds the association's own approval timetable to the sale. Any refundable or equity component attaching to the membership should be established in writing first. We can tell you which communities carry the requirement and will refer you to the association for the amounts, which only they can state accurately.

Real-estate process only. This is not legal advice and it is not tax advice. Ask a Florida probate attorney about the estate and a CPA about anything to do with money, including the step-up in basis. We work alongside probate attorneys across Palm Beach County every week and can refer you to one.
