That matters to a personal representative in three practical ways, and each one is usually discovered too late:

These are two separate markets and should never be read as one. A Boynton Beach house is selling into 2.7 months of supply at a median of 38 days to contract. A condominium or townhouse is selling into 6.2 months of supply at 73 days — more than twice the supply and nearly twice the time. If the estate holds a condominium in an age-restricted community, both effects stack, and that is the longest hold in this city.

The opinion of value an estate actually needs
Estates usually need value as at the date of death, not value today. In an age-restricted community the comparable set is narrower still — the right comparison is other sales inside communities with the same restriction, not the unrestricted subdivision next door.
