All four of this year's short-sale closings were houses. Not one condominium in Boynton Beach closed as a short sale in the first eight months of 2026. That is worth holding onto, because the rest of this page is about why condominium owners here are the ones most at risk of needing one: the risk is real, the closings are rare, and the gap between those two facts is mostly owners who never found out where they actually stood.
The 55-plus condominium is the Boynton Beach problem
Roughly half of this city's housing sits in age-restricted communities, a far higher share than anywhere else we serve. On the condominium side that produces the exact combination that turns a missed payment into negative equity: the lowest prices in the city, and the slowest market in the city, at the same time.

A special assessment is a fixed sum per unit. It does not shrink to match a $168,950 asking price. The same roof, the same concrete work, the same insurance shortfall that is an annoyance in a $600,000 building can exceed an owner's entire equity in an age-restricted one, and what is owed to the association has to be cleared at closing alongside the mortgage. That is how an owner here ends up underwater without ever having borrowed against the unit.
Before we price an age-restricted unit we ask for two documents: the association's most recent financial statement and reserve schedule, and the written balance of what you personally still owe on any assessment. We pull the community's own closing history out of the feed at the same time, because a community where almost nothing has closed this year is telling you something no comparable sale will.
Two clocks: the servicer and the association
This is the part that catches people out, and it is specific to communities like these. In an ordinary sale the association's approval of your buyer is a formality that happens somewhere in the background. In a short sale it runs in parallel with the servicer's review, and both of them can expire.
The lender issues an approval letter with a date on it. Meanwhile, in an age-restricted community, your buyer has to be screened and approved by the association, and that screening includes the occupancy rules. If the buyer fails screening, you are not back at the start of the association process, you are back at the start of the lender process too, with an approval letter running down. That is why the buyer's eligibility for the community has to be established before the contract goes to the servicer, not after it comes back.
What your specific community's documents require is a question for the association, and where real money turns on the answer, for an attorney. What we can tell you is how much runway to build in.

A Boynton Beach condominium that sits past six months closes nearly 20% below where it started. Across all of them, 85% of houses and 91% of condominiums closed below their original asking price, with median cuts of 5.2% and 8.3%. A servicer reviewing a short-sale package wants to see genuine market exposure at a defensible price, and a file that was priced optimistically and reduced twice is a harder approval than one priced to this evidence from the start.
The order that protects you never changes. Get a written payoff figure from every lienholder, the association included. Get a written opinion of value set against it. Only then decide whether this is an ordinary sale with equity in it or a short sale that needs lender approval.

Why are 55-plus condominiums the short-sale risk in Boynton Beach?
Because that is where the prices are lowest and the market is slowest at the same time. Age-restricted condominiums and townhouses in Boynton Beach closed at a median $200,000 over the last twelve months, against $290,000 for units with no age restriction, and they took a median 87 days to go under contract against 66. A fixed special assessment does not shrink to match a $200,000 unit, so it takes a far larger bite out of the owner's equity than the same assessment would in a higher-priced building.
Does the association have to approve my buyer?
In an age-restricted community, usually yes, and it matters more in a short sale than in an ordinary one. Your buyer typically has to be screened and approved by the association, and in a 55-plus community that screening includes the occupancy rules. That approval runs after your contract is signed, at the same time as the lender's review of the short-sale package. Two clocks, one deadline. What the documents for your specific community require is a question for the association and, where money turns on it, an attorney.
How long does a Boynton Beach short sale take?
Plan on three to six months from accepted contract to closing, and add the marketing time in front of it. The median condominium on the market in Boynton Beach today has been listed 70 days, and 81 days if it is in an age-restricted community. Add the servicer's review and the association's screening after that. Approval letters expire, so the runway matters more than the price.
Am I actually underwater in Boynton Beach?
Often not. Houses closing here over the last twelve months had a median closing price of $525,000, and 42% of them went under contract within 30 days at a median 2.1% below the original asking price. That is not a distressed market. The only way to know where you stand is a written opinion of value set against a current written payoff figure from every lienholder, including the association, in that order.
Will I owe the shortfall after the sale?
Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterward. An explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA, not for us.
Can I still sell after the foreclosure case has started?
Usually yes. In Florida the case runs through the courts, and until the clerk's sale is held and title transfers, the owner generally still holds title and can sell. That leaves you a deadline rather than a door already shut. This is real-estate process information and not legal advice; once you have been served, a Florida attorney should be reading your file and confirming your dates before you rely on any of it.
