Boynton Beach was built, in large part, as 55+ villa and single-family communities west of I-95, and that shows in the sales: Palm Beach Leisureville alone accounts for over a hundred closings a year, and Cascades, Cascade Lakes, Valencia Lakes, Palm Isles, Tivoli Reserve, Valencia Reserve and their neighbors make up most of the rest. The citywide median of $525,000 sits between two markets and describes neither. A comparable from an unrestricted community is not a comparable for a 55+ house, and the reverse is just as wrong.

The 55+ buyer is a different buyer. Usually cash, usually choosing between communities before choosing a house, and asking about the approval process, the reserves, the recreation lease if there is one, and any pending assessment before asking about the kitchen. That is why those houses take two weeks longer and give up more: the community's paperwork is part of the sale, and a listing that does not have it ready loses buyers to the one down the street that does.

First, the highest price per square foot is not in the newest section but east of I-95 in 33435, where the older housing closes at $385 per square foot against $352 in the far-west ZIP where the newest communities sit. Houses built in 1970 or earlier citywide closed at $322 per square foot; houses built between 1991 and 2005 closed at $245. The land and the location are pricing the east side, not the year on the permit. Second, the newest far-west ZIP sells fastest and gives up least: 34 days and a 4.0% cut, because the houses are alike and the comparables are unambiguous.
