Read the table across, not down. The cities differ in price by a factor of two, but the seller's problem is identical in all four: the first row of sales, the houses that went under contract inside 30 days, gave up 1.7% to 3.0%, and the last row, the houses that took more than six months, gave up 7.1% to 14.3%. The city decides your price band. The day-one price decides which row you end up in. Deerfield Beach is the exception in one respect: its buyer pool is 24% cash against 46% to 57% in the Palm Beach County cities, so a financed buyer's appraisal and insurance quote matter more there than anywhere else on the corridor.
The gap between the median asking price today and the median closing price over the last year is widest in Boca Raton and Delray Beach, where expensive listings accumulate. What will selling cost me, and does the county line change it?
The brokerage fee you agree, documentary stamp tax on the deed at $0.70 per $100 of the sale price, your mortgage payoff, prorated property taxes and association dues, and any estoppel or transfer fees are the same in all four cities. The item that changes at the Hillsboro Canal is owner's title insurance. In Palm Beach County the seller customarily pays for the owner's policy; in Broward County the buyer customarily does. It is a custom rather than a statute and it can be negotiated in the contract, but a Deerfield Beach seller and a Boca Raton seller with the same price will see different net sheets because of it.

How should I price along the corridor?
Against closed sales in your subdivision and ZIP code, never against the listings around you. The corridor's four house markets have this in common: the median asking price on the market is well above the median closing price, because expensive listings sit and cheap ones clear. Yes, in every city. Supply is roughly double the house market, most buyers pay cash, and the association's paperwork decides the sale as much as the unit does. Which corridor city is the fastest to sell a house in right now?
Boca Raton, on the numbers. Over the twelve months to August 31, 2026 the median Boca Raton single-family home went under contract in 34 days and 48% of the 2,202 closed sales did it inside 30 days. Boynton Beach followed at 40 days, Delray Beach at 43 and Deerfield Beach at 44. Every city has houses that sit six months; the difference is almost always the day-one price, not the city. Are house prices in the corridor still rising?
This page does not forecast. What it measures is that 83% to 86% of houses in all four cities closed below their original asking price over the last twelve months, by a median 4.9% in Deerfield Beach, 5.2% in Boynton Beach, 6.2% in Boca Raton and 6.3% in Delray Beach. Sellers who priced to closed sales on day one gave up 2% to 3%; sellers who needed six months gave up 7% to 14%. That is the number that matters to your net, whatever the headline market does.
Is it a different market for condominiums?
Yes, in every corridor city. Condominium and townhouse supply runs 5.8 months in Boca Raton, 6.1 in Delray Beach, 6.7 in Boynton Beach and 8.1 in Deerfield Beach, against 2.8 to 3.6 months for houses. Between 90% and 92% of condo sales closed below asking and 61% to 71% of condo buyers paid cash. Does it cost more to sell in Deerfield Beach than in the Palm Beach County cities?

The difference is owner's title insurance: in Palm Beach County the seller customarily pays for the policy, in Broward County the buyer customarily does. It is a custom, not a statute, and it is negotiable in the contract, but it changes a Deerfield Beach seller's net compared with a seller two miles north in Boca Raton. My house is in a 55+ community. Does the citywide figure apply to me?
No. Age-restricted communities are a large share of the corridor's sales, 922 of Boynton Beach's 1,887 house sales and 259 of Delray Beach's 1,192, and they close at a very different price per square foot from the rest of each city. The buyer pool is different too, with cash far more common. Your comparables come from your community and its neighbors, not from the city median.
My listing already expired once. Where do I start?
