Short answer: A short sale in Delray Beach is a sale in which your lender agrees to accept less than the full mortgage balance and release its lien — and with 97 of the city’s 321 active single-family listings already sitting past 90 days, the first question is always whether you actually need one or simply have equity worth protecting.

What the Delray Beach market is actually doing

Delray Beach runs on two very different markets at once: single-family east of Federal Highway, and a very large stock of older 55-plus condominiums west of I-95 where association finances now drive value.

The Delray Beach split: houses are rising, condominiums are not

Delray Beach is really two markets, and only one of them produces distressed files. Single-family homes closed at a median of $894,900 year to date against $770,000 for the same period last year. Condominiums closed at a median of $220,000 against $216,500 — essentially flat — with 7.4 months of supply and 46 days to contract.

That is why almost every genuinely underwater file we see in Delray Beach is a condominium, and why the cause is usually an assessment rather than a price fall. A special assessment or a newly funded structural reserve can consume the equity in a $200,000 unit without the market moving at all. The lender's payoff does not change; the property's value net of the assessment does.

If that is your situation, the honest first step is arithmetic, not a strategy: current value from closed sales in your own building, minus the assessment position from the association's estoppel, minus costs of sale, against the payoff. Sometimes the answer is that you have equity and none of this is necessary. Sometimes it is a short sale. Occasionally it is that holding for a season is better than either. Start with the value, not the assumption

Almost everyone who calls us about a Delray Beach short sale assumes they are underwater. Plenty are not. With the median active single-family asking price at $720,000 here, and after a decade of price growth across Palm Beach County, a large number of owners behind on payments still hold equity that an ordinary sale would put in their pocket. A short sale in that situation is the wrong instrument and an expensive one.

So the order is always: a written opinion of value, then a current payoff figure from every lienholder, then a decision. Never the other way round.

Plan on three to six months from accepted contract to closing, and note that a Delray Beach condominium takes a median of 56 days just to go under contract before the lender's review begins. Where the association also screens and approves the purchaser, that approval sits on top again. The realistic total is longer than most owners are told, which is why starting before a foreclosure is filed matters so much.

How slow is the Delray Beach market for a distressed sale right now?

Of 321 active single-family listings in Delray Beach, 97 (30%) have been on the market more than 90 days and 39 more than 180 days, with a median of 53 days on market. Will I owe the shortfall after the sale?

Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterwards. Getting an explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA.

Is an age-restricted Delray Beach condominium harder to short sell?

Usually yes, for a straightforward reason: a 55-and-over community cannot be sold to every buyer, so the pool is smaller and the marketing time is longer. Combined with 7.4 months of condominium supply, that means pricing has to be right the first time. A lender reviewing a short sale package wants to see genuine market exposure, and a file that has been mispriced and then reduced is a harder approval than one priced to the evidence at the start.
