The two ZIPs east of I-95 account for 28% of house sales and almost all of the price. The three west of I-95 account for 72% of sales and are where most Delray Beach sellers actually live. A comparable sale from the wrong side of the interstate is not a comparable, and neither is one from the wrong side of Atlantic Avenue in 33444. That is a wider penalty than we measure in Pompano Beach or Hollywood, where older housing is the norm and buyers expect it. Here the buyer pool is 57% cash and largely choosing between a renovated house and one that needs work, and it pays for the one that is done. Why is the median asking price so much higher than the median sale price?
Because inventory is what has not sold yet. The 355 houses on the market in Delray Beach carry a median asking price of $1,299,999 while the median closing over the last year was $850,000. That is not a price drop. Expensive listings sit longer and accumulate, so the active set is always skewed toward the top of the market. Do not price your house against what is listed; price it against what closed.
How much does time on market cost in Delray Beach?
Houses that went under contract within 30 days closed a median 3.0% below their original asking price. Those taking 31 to 90 days closed 7.9% below, 91 to 180 days 10.0% below, and more than 180 days 12.2% below. Does selling as-is cost me money in Delray Beach?
It costs price and time here, unlike some neighboring cities. Houses sold with an as-is condition closed at $377 per square foot after 37 days with a 6.4% cut from the original asking price. Houses sold without one closed at $413 per square foot after 13 days with a 4.3% cut. Part of that gap is that as-is houses skew older and further west, but the pattern holds within price bands: in Delray Beach, buyers pay for a house whose roof, panel and permits will not stall their lender or insurer. Is my Delray Beach house in an age-restricted community priced differently?
Yes. 259 of the 1,192 house sales, 22%, were in 55+ communities, and they closed at a median $475,000 and $259 per square foot after 46 days, against $1,150,000 and $461 for the other 933. The buyer pool is different too, with cash far more common. If you are selling a villa or single-family home in Kings Point, Villages of Oriole, Huntington Lakes, Coco Wood Lakes or a similar community, the citywide median has nothing to do with your price.

No. There are 841 condominiums and townhouses on the market against 1,645 sales in the last twelve months, which is 6.1 months of supply against 3.6 for houses, and 225 of those listings have been on the market more than 180 days. 60% of condo sales were in 55+ communities at a median $136,000, and 614 of the 841 active listings, 73%, are age-restricted. Non-restricted condos closed at a median $415,000. 71% of condo buyers paid cash.
