Delray Beach built its market around a single street. Atlantic Avenue runs from Interstate 95 to the ocean, and the closer a property sits to the eastern end of it, the less the rest of the pricing rules apply. The city was an agricultural town and an artists' colony before it was a destination, and the historic districts, Old School Square and the Colony Hotel among them, are the reason the downtown reads as a place rather than a strip.

Away from the avenue the city is more ordinary and more affordable: postwar single-family blocks, the golf and country club communities west of the Interstate, and a large condominium inventory including several age-restricted communities.

Getting around

Interstate 95 and Florida's Turnpike run north to south, the Delray Beach Tri-Rail station sits west of the Interstate, and Atlantic Avenue crosses the Intracoastal to the beach. Palm Beach International Airport is about 30 minutes north and Fort Lauderdale-Hollywood about 40 minutes south. The Intracoastal Waterway divides the beach blocks from the mainland, and bridge position is a genuine pricing factor for boat owners.
