Jupiter sits at the northern end of Palm Beach County where the Loxahatchee River meets the Atlantic. The red brick lighthouse at the inlet has been operating since 1860 and is still the reference point locals give directions from. The town has kept a low building profile along the coast, and the beaches are among the few in South Florida where dogs are permitted on a designated stretch.
Housing runs from the older riverfront and beachside blocks, through Abacoa's new-urbanist grid built around Roger Dean Stadium, to the golf and country club communities west of the Turnpike. The Loxahatchee is a working river for owners here, and dockage or river access carries a clear premium.
What houses and condominiums are doing right now
In August 2026, single-family homes in Jupiter closed at a median of $1,023,500, at a median 22 days on market and 97% of the last asking price, across 92 closings. Across the year so far, 741 closed at a median of $1,074,000, against 655 at $995,000 in the same period last year. There are 250 on the market now at a median asking price of $1,649,000, and about 2.7 months of supply, which favors sellers clearly.
In August 2026, condominiums and townhouses in Jupiter closed at a median of $423,000, at a median 57 days on market and 97% of the last asking price, across 52 closings. Across the year so far, 576 closed at a median of $502,500, against 482 at $499,500 in the same period last year. There are 257 on the market now at a median asking price of $549,000, and about 4.9 months of supply, which still favors sellers.
Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Schools
Jupiter is served by Palm Beach County School District. Of homes sold here, about 69% are assigned to Jupiter High School and 23% to William T. Dwyer High School, with Jupiter Middle School covering about 53% and Independence Middle School about 26%. Beacon Cove Intermediate is the largest single elementary assignment at about 36%. Confirm current assignment with the district for a specific address.
Getting around
Jupiter Medical Center is about a mile from the center of town, Loggerhead Marina about two miles, and the beach under three. Interstate 95 and Florida's Turnpike both run north to south, Indiantown Road is the main east-west arterial, and Palm Beach International Airport is roughly 35 minutes south. The nearest passenger rail station is Mangonia Park, about 11 miles away.
Which Jupiter market are you actually in
Jupiter is not one market, and the citywide median is the least useful number on this page for an individual owner. A house on the Loxahatchee with a dock, a house in Abacoa five minutes from Roger Dean Stadium, and a golf-community house west of the Turnpike are three different pricing problems with three different buyer pools. Houses and condominiums are reported separately in the figures above for the same reason, and we go one level further before we price anything: we read the sales inside your community, not across the town.
The practical split we use here is water access first, then community type. Direct Loxahatchee or Intracoastal frontage with no fixed bridge to the inlet is its own market, and it is priced on the water more than the floor plan: dock length, water depth at low tide, seawall condition and bridge clearance. Off-water houses trade on the ordinary things - condition, age of roof and impact glass, and how the community is regarded by buyers relocating in. Condominiums and townhouses trade on the association: reserves, assessment history, rental restrictions and what has closed inside the same building in the last twelve months.
Selling a home in Jupiter
Two things move the outcome here more than anything a listing photograph does. The first is pricing to the segment rather than to the town, which is why we start from the closed sales that genuinely compare and give you a written opinion of value before we discuss a list price. The second is insurance and structural documentation: roof age, opening protection, four-point and wind mitigation reports, and for condominium owners the building's milestone inspection and structural integrity reserve study. Buyers here ask for those early, and a seller who has them ready keeps control of the negotiation.
If a Jupiter listing has already come off the market unsold, the useful analysis is not a new photographer. It is what the days-on-market distribution and the gap between original and final asking price say about where the listing sat relative to its own segment.
Working with us in Jupiter
Three months of house supply means well-priced homes move, but the gap between the July median and the year-to-date median is a reminder that the mix of what sells here changes month to month. One quarter of large riverfront sales can move a citywide number without anything happening to your street.

Jupiter single-family, month and year to date
The single-family median moved from $985,000 in August 2025 to $1,023,500 in August 2026, and median days on market went from 39 to 22. Condominiums and townhouses are a separate market here: 52 closed in August 2026 at a median of $423,000, and they are reported separately on this page.
Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
| Period | Closed | Median price | Days | Of asking |
|---|---|---|---|---|
