Waterfront is worth roughly 34% more per square foot and takes nearly twice as long to sell, giving up half again as much from the original asking price when it does. Both halves of that are worth planning for. The seller who budgets for the premium but not for the timeline is the one who reduces in month three.

Around 5% per square foot and three and a half weeks. That is a real cost at Jupiter prices, and unlike in cheaper markets it is often worth spending against. What is almost never worth it is cosmetic renovation. What is always worth it is the short list of items a lender or insurer will refuse to work around, and on the waterfront the seawall, dock and lift, because those cancel contracts during inspection rather than trimming a price.

What will my Jupiter house actually sell for?
The median single-family home closed at $1,002,500 over the last twelve months, at $445 per square foot if it is not on the water and $594 if it is. 84% of sales closed below their original asking price, with a median cut of 5.8%. Why is the median asking price so much higher than the median selling price?
Because inventory is what has not sold. The median asking price today is $1,649,000 against a $1,002,500 median closing price, and on the waterfront it is $5,195,000 asked against $1,810,000 closed. Expensive properties sit: waterfront listings on the market today have been listed a median 101 days, against 56 days for waterfront homes that actually closed. Pricing against your neighbors' asking prices means pricing against the homes that did not sell.
How much does waterfront actually add in Jupiter?
On closed sales, about 34% on price per square foot: $594 against $445. What it does not buy is speed. Waterfront homes took a median 56 days to go under contract against 30 for everything else, and gave up 8.1% from the original asking price against 5.4%. Waterfront is worth more and takes longer, and a seller who plans for the first without planning for the second is the one who ends up cutting.
What does mispricing cost in Jupiter?
Houses that went under contract within 30 days closed a median 2.5% below their original asking price. Those taking 31 to 90 days closed 7.8% below, 91 to 180 days 12.1% below, and more than 180 days 14.0% below. On a $1,000,000 house the difference between the first band and the last is well over $100,000, and it is decided in the first three weeks.
Does selling as-is cost me money here?
About 5% of price per square foot and three and a half weeks. Homes sold as-is closed at $453 per square foot after 36 days with a 6.1% cut from the original asking price; homes sold without an as-is condition closed at $476 per square foot after 12 days with a 3.6% cut. At Jupiter price levels that is a bigger number than in most of our market, so the as-is decision is worth actually costing out rather than assuming.
What should I fix before listing?
The short list a buyer's lender or insurer will not fund around, and on a waterfront property the seawall, dock and lift. Those are the items that end contracts during inspection rather than reduce the price, and discovering them in week three costs you the whole first-30-days advantage. Cosmetic work rarely returns its cost at this price level.
What do I actually net?
Sale price less the mortgage payoff, taxes and association dues prorated to the closing date, documentary stamps on the deed, title and closing costs, any buyer's agent compensation you agree to, and any repairs you negotiate.
