Short answer: the first question for a Jupiter estate is not what the property is worth, it is whether the property touches water. Waterfront single-family homes closed at a median $1,810,000 and $594 per square foot over the last twelve months. Non-waterfront closed at $920,000 and $445. Same city, same feed, and an estate valued against the wrong half of it is wrong by roughly a factor of two.

Condominiums split the same way: waterfront units closed at a median $687,500 and $483 per square foot, against $431,500 and $304 for the rest. Roughly one Jupiter sale in four is a waterfront sale, so this is not an exotic corner of the market. It is a quarter of it, priced on a different basis.

The asking-price trap

The median asking price for a Jupiter single-family home today is $1,649,000. The median closing price over the last twelve months was $1,002,500. On the waterfront the gap is wider still: $5,195,000 asked against $1,810,000 closed.

Those two figures are not measuring the same properties, and the difference matters more than the numbers. Inventory is what has not sold yet, and the most expensive properties are the ones that sit: 77 of the 238 single-family homes on the market are waterfront, at a median 101 days listed, against 56 days for waterfront properties that actually closed. Expensive listings accumulate. That is why an heir who prices an inherited property against what is currently listed nearby is, quite literally, pricing against the properties that failed to sell.

About 5% of price per square foot, and three and a half weeks. In a market at this price level that is a larger number than it looks, so the as-is decision in Jupiter deserves more analysis than the reflex answer. Can I sell an inherited house in Jupiter before probate is finished?

Usually the sale closes during probate rather than after it. A personal representative appointed by the court can list and sell, and depending on how the estate is opened the sale may need court authority or the beneficiaries' joinder. What you cannot do is sign a contract before anyone has authority to sign it. The order is: open the estate, get letters of administration, then list. What is different about an inherited Jupiter property?

Why is the asking price in Jupiter so much higher than the selling price?

Partly because the most expensive properties sit longest and pile up in the inventory. The median asking price across Jupiter single-family homes today is $1,649,000 while the median closing price over the last twelve months was $1,002,500. On the waterfront the gap is starker still: a $5,195,000 median asking price against a $1,810,000 median closing price. Those are not like-for-like sets, and that is the point: an heir who prices against what is currently listed is pricing against the properties that have not sold.

What is the property worth as of the date of death?

That is a specific question with a specific answer, and it is not today's asking price. An estate generally needs an opinion of value as of the date of death, supported by comparable sales from that period, because it drives the tax basis. For a Jupiter waterfront property the comparable set is thin, roughly 235 sales in a year across every kind of frontage, so each comparable has to be adjusted for water type, dockage and bridge clearance rather than averaged. What does selling as-is cost in Jupiter?

Roughly 5% of price per square foot and about three and a half weeks. Jupiter single-family homes sold as-is closed at $453 per square foot after 36 days under contract with a 6.1% cut from the original asking price. Those sold without an as-is condition closed at $476 per square foot after 12 days with a 3.6% cut. On a typical Jupiter house that is real money, so the as-is decision here deserves more thought than it does in a cheaper market.

How long does it take to sell an inherited Jupiter property?

Faster than most of the county if it is not on the water. Non-waterfront single-family homes went under contract in a median 30 days and waterfront in 56. There is 2.8 months of single-family supply and 3.8 months of condominium supply. Probate itself normally runs several months longer than the sale, so the estate's timetable is usually the constraint rather than the market's.

Should the estate renovate before selling?

Rarely all of it, and never on borrowed money without the attorney's sign-off. The estate carries taxes, insurance, association dues and utilities the whole time. What is worth doing is the narrow list of items a buyer's lender or insurer will refuse to overlook. On a waterfront property add anything affecting the seawall, dock or lift, because those are the items that stop a sale rather than shave a price, and they are expensive to discover late.

What happens if the heirs disagree about selling?

Nothing, until it is resolved. We will not take a listing where the people entitled to the property have not agreed to sell it, because the contract falls apart later and the estate pays for the delay. If the heirs are deadlocked, that is a conversation for the estate's attorney first. We are happy to give everyone the same set of figures to argue over, which sometimes settles it.
