Riviera Beach Real Estate
Riviera Beach contains two very different housing markets under one city name. Singer Island, on the barrier island, is a high-rise oceanfront condominium market with a handful of estate properties. The mainland, west across the Intracoastal, is a working city with mid-century single-family neighborhoods and the Port of Palm Beach on its southern edge.
The city's marina district has been redeveloped over the last decade, and the Lake Worth Inlet gives commercial and recreational boats direct ocean access, which is why marine businesses cluster here.
What houses and condominiums are doing right now
Houses sold at a median of $427,500 in July 2026 against $395,000 across the year to date. Time to sell was a median of 26 days and sellers settled at 100% of the last asking price. There were 46 houses for sale against six sales, close to eight months of supply, with 17 more under contract.
Condominiums sold at a median of $390,000 in July and $360,000 year to date, took 114 days to go under contract, and settled at 96% of asking. There were 83 for sale against nine sales, about nine months of supply. That 114-day figure is the Singer Island story: oceanfront buyers here are unhurried and the buildings compete with each other.

Schools
Riviera Beach is served by Palm Beach County School District. Of homes sold here, about 86% are assigned to John F. Kennedy Middle School, with Palm Beach Gardens High School covering about 62% and William T. Dwyer High School about 31%. Lincoln and Grove Park are the largest elementary assignments. Getting around
Interstate 95, US 1 and Blue Heron Boulevard carry the traffic, and the Blue Heron bridge crosses to Singer Island. The Mangonia Park rail station is about two miles away, Loggerhead Marina and the beach both under two miles, and Palm Beach International Airport roughly 20 minutes south.

Riviera Beach spans the Intracoastal in northern Palm Beach County, from Singer Island's waterfront buildings to the mainland neighborhoods west of Broadway, and the housing stock reflects that split: single-family houses make up about half of what trades, with townhouses and condominiums taking most of the rest. The build range runs from the mid 1950s through to construction completed in the last few years, and the typical home is three bedrooms and two bathrooms in around 1,500 square feet. Traditional, ranch, colonial and Mediterranean exteriors all appear.
A marina and the beach are each under two miles from the center of the city, with the Tri-Rail station two miles away and a hospital under two. Because the island and mainland markets are so different, treat any city-wide figure with care - the report below separates single-family homes from condominiums and townhouses, which is the first distinction that matters here.
