Palm Beach Gardens was drawn on paper before it was built. John D. MacArthur bought the land in the 1950s and laid out a city of parks and planted medians on what had been pine flatwoods and dairy pasture, incorporating in 1959. That origin still shows: the street grid is deliberate, the tree canopy is mature, and the housing stock is organized into distinct communities rather than a continuous sprawl of subdivisions.

The city is the home of the PGA of America and of PGA National Resort, and golf runs through the local market in a practical way. A large share of what sells here sits inside a club community, and the membership structure, the transfer fee and the course view are as much a part of the price as the square footage.

What houses and condominiums are doing right now

In August 2026, single-family homes in Palm Beach Gardens closed at a median of $1,095,000, at a median 31 days on market and 96% of the last asking price, across 77 closings. Across the year so far, 826 closed at a median of $1,109,500, against 641 at $995,000 in the same period last year. There are 317 on the market now at a median asking price of $1,450,000, and about 4.1 months of supply, which still favors sellers.

In August 2026, condominiums and townhouses in Palm Beach Gardens closed at a median of $410,000, at a median 44 days on market and 96% of the last asking price, across 41 closings. Across the year so far, 446 closed at a median of $415,000, against 433 at $399,000 in the same period last year. There are 216 on the market now at a median asking price of $417,500, and about 5.3 months of supply, which is close to a balanced market.

Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Schools

Palm Beach Gardens is served by Palm Beach County School District. Of the homes sold in the city, about 69% are assigned to Watson B. Duncan Middle School, and at high school level the split runs Palm Beach Gardens High School about 55% and William T. Dwyer High School about 44%. At elementary level Timber Trace covers about 35% and Marsh Pointe about 27%, with the balance spread across several smaller assignments. Boundaries change, so confirm the assignment for a specific address with the district.

Getting around

Measured from the center of the city, Palm Beach Gardens Medical Center is about 2.1 miles away and PGA National Resort about the same. Palm Beach International Airport is roughly 20 minutes south on I-95, and North Palm Beach County General Aviation Airport sits just west of the city. The nearest passenger rail station is Mangonia Park, about 6.1 miles south. Alternate A1A, PGA Boulevard and Northlake Boulevard carry most of the local traffic, and the Gardens Mall and Downtown at the Gardens sit at the PGA Boulevard interchange.

Working with us in Palm Beach Gardens

We are based in Boca Raton and work the coast from there to the Palm Beaches, including this city. Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation ourselves rather than referring them elsewhere.

If you own in a club community here, the price question is rarely just the house. Tell us the property and we will read what has actually sold inside your community, not the city median, and put a written opinion of value in front of you.

  1. Tell us about the property

  2. Get a written opinion of value

Palm Beach Gardens single-family, month and year to date

The single-family median moved from $1,062,500 in August 2025 to $1,095,000 in August 2026, and median days on market went from 59 to 31. Condominiums and townhouses are a separate market here: 41 closed in August 2026 at a median of $410,000, and they are reported separately on this page.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
