North Palm Beach Real Estate

North Palm Beach is a village of about 13,000 laid out in the 1950s by developer John D. MacArthur around a golf course and a network of waterways. Its municipal country club, redesigned by Jack Nicklaus and reopened in 2006, is village-owned, which is unusual: residents get access to a championship course through the municipality rather than a private membership.

The village has substantial deep-water frontage with quick access to the Lake Worth Inlet, and that is what separates the top of this market from the rest of it.

What houses and condominiums are doing right now

Time to sell was a median of 31 days, but sellers settled at 92% of the last asking price, one of the wider gaps we see. That combination, a high monthly median and a soft ratio to asking, usually means a few large waterfront sales closed after real negotiation. There were 44 houses for sale against those ten sales, about four months of supply.

Condominiums sold at a median of $400,000 in July and $457,550 year to date, took 97 days to go under contract, and settled at 96% of asking. There were 151 for sale against 15 sales, about ten months of supply.

Safe Harbor North Palm Beach marina is a short distance from the center of the village, the North Palm Beach Country Club golf course closer still, and the beach about 1.6 miles east. Palm Beach Gardens Medical Center is under two miles, US 1 and Interstate 95 carry the traffic, and Palm Beach International Airport is roughly 25 minutes south.

North Palm Beach is a waterfront village in northern Palm Beach County, and its housing stock is dominated by condominiums - close to six in ten of everything that trades - with single-family homes making up most of the rest. The build range is wide, from the early 1960s through to construction completed in the last few years. The typical home is three bedrooms and two bathrooms in around 1,700 square feet, and ranch, colonial, traditional, Mediterranean and Key West exteriors all appear.

The village is built around the water: a marina is a matter of yards from the center, a golf course a third of a mile, the beach a mile and a half east and a hospital under two miles. Association fees run high here compared with inland communities, which reflects waterfront buildings and their maintenance - the condominium and single-family markets behave differently and are reported separately below.
