Of the 20 Riviera Beach houses now under contract, 45% cut their price before a buyer committed, by a median 9.8%; the median took 45 days in total. For condominiums, 57.1% of 7 cut first. The remainder went under contract without ever reducing their asking price. That does not mean they sold for asking: the accepted offer can sit below the list price, and the final sale price is only known once the sale closes and is recorded in the MLS. What the data does show is that these sellers never had to lower their price to attract a committed buyer, which is the closest measure of priced properly available before closing.
