Why do most buyers pay cash in the 55-plus communities?

Price and building age. The median age-restricted unit closed at $104,000 in a building whose median year built is 1977. At that price and that vintage, most lenders will not write a conventional loan on the unit, and association approval requirements narrow the field further. The result is a market where the buyer pool is genuinely cash, which sets both the price and the pace.

What does mispricing cost here?

On houses, less than in most cities: 1.7% below original asking price if you go under contract within 30 days, 7.1% if it takes more than 180 days. On condominiums it is severe: 4.5% within 30 days, 15.4% at 91 to 180 days, and 18.5% past 180 days, the worst we have measured in any city. 21% of condominium sales here land in that last band.

Does selling as-is cost me money in Deerfield Beach?
