Short answer: A short sale in Boca Raton is a sale in which your lender agrees to accept less than the full mortgage balance and release its lien — and with 182 of the city’s 674 active single-family listings already sitting past 90 days, the first question is always whether you actually need one or simply have equity worth protecting.
What the Boca Raton market is actually doing
Boca Raton has the county’s deepest luxury market and its largest share of mandatory-membership country club communities, both of which change how a distressed file has to be handled.

In this market, most Boca Raton distress is not negative equity
Being behind on payments and owing more than the property is worth are two different problems, and in Boca Raton right now they usually are not the same one. The median single-family closed price here is $1,030,000 year to date against $905,000 for the same period last year. Anyone who bought more than a couple of years ago is very likely to have equity, which means a straightforward sale — keeping whatever is left over — is the more probable answer than a short sale.
What we do see in Boca Raton is carrying costs outrunning income: insurance renewals, a club membership obligation in a mandatory-membership community, and association dues on a property that is not being lived in. That is a cash-flow problem, and selling normally solves it without a lender ever being involved. We check the equity position first, using current closed sales, before anyone starts talking about a short sale.
Where a Boca Raton short sale genuinely is the answer
Two situations, mainly. A property bought at a recent peak with very little down, where costs of sale exceed the thin equity. And a condominium in a building carrying a large special assessment, where the assessment, not the market, is what puts the file underwater. Boca's condominium market is the softer half of the city — 8.3 months of supply against 3.5 for houses — so a condominium file needs a realistic timeline and a lender who is told the truth about the building.
Start with the value, not the assumption
Almost everyone who calls us about a Boca Raton short sale assumes they are underwater. Plenty are not. With the median active single-family asking price at $899,000 here, and after a decade of price growth across Palm Beach County, a large number of owners behind on payments still hold equity that an ordinary sale would put in their pocket. A short sale in that situation is the wrong instrument and an expensive one.
So the order is always: a written opinion of value, then a current payoff figure from every lienholder, then a decision. Never the other way round.

In a mandatory-membership community the buyer has to be approved and has to take on the membership obligation, which both narrows the buyer pool and adds the club's own timetable on top of the lender's. Budget three to six months from accepted contract to closing, and expect the membership question to be the item that decides whether a buyer stays in.
How slow is the Boca Raton market for a distressed sale right now?
Of the 514 single-family listings in Active status in Boca Raton, 161 (31%) have been on the market more than 90 days and 54 more than 180 days, with a median of 50 days on market. Will I owe the shortfall after the sale?
Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterwards. Getting an explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA.
Does a special assessment change a Boca Raton condominium short sale?
It can decide it. Boca Raton's condominium market carries 8.3 months of supply against 3.2 months for houses, and in a building with a large special assessment or a newly funded structural reserve the assessment, rather than the market, is frequently what puts the file underwater. Get the association's estoppel figure before anything else, because the lender's payoff will not move and the property's net value will.
