Short answer: a short sale is a sale in which your lender agrees to accept less than the full mortgage balance and release its lien. Wellington produces almost none of them - one closing in 572 this year. The distinctive problem here is not negative equity, it is the calendar: this is a five-month-supply market where acreage property takes a median 95 days to go under contract, and a lender's approval letter expires.

Now separate the two Wellingtons, because the difference decides the runway. Property of an acre or more closed at a median $2,490,000 after 95 days on market. Property under an acre closed at $710,000 after 44 days. A servicer's review typically runs one to three months on top of whichever of those applies to you. On an acreage file, marketing plus review can consume six months before anyone reaches a closing table, and approval letters do not last six months by default.

That is why the sequencing matters more here than the price. The hardship package goes in complete the first time, the property is priced to the evidence on day one rather than tested high, and the expiry date on the approval letter is diarised the day it arrives.

Acreage makes the lender's valuation the fight

Roughly 71 acreage properties sell in Wellington in a year. That is a comparable set you can count rather than average, and each one needs individual adjustment for land, improvements and equestrian structures. A servicer's valuer working from a national platform frequently produces a figure that a careful local reading of the same sales does not support.

That disagreement is negotiable, but only with evidence. Before we submit a Wellington file we pull the acreage sales out of our own feed, name each comparable and show each adjustment in writing, so the dispute is about stated reasoning rather than two opinions. A servicer reviewing a short-sale package wants to see genuine market exposure at a defensible price, and a file that was priced optimistically and reduced twice is a harder approval than one priced to this evidence from the start.

How does a short sale work in Wellington?

The order is: establish what the property is worth and what is actually owed to every lienholder, submit a complete hardship package to the servicer, market and sell at a defensible price, then send the executed contract for lender approval. The lender orders its own opinion of value and issues an approval letter setting the minimum net it will accept, with an expiry date on it.

How common are short sales in Wellington?

As close to non-existent as the data gets. One of the 572 properties that closed in Wellington between January and the end of August 2026 was a short sale. If short sales are that rare here, what is the actual risk?

The calendar. Wellington is a slow market by Palm Beach County standards: five months of house supply, a median 46 days to go under contract, and 17% of sales taking more than 180 days. On property of an acre or more the median is 95 days before a servicer's review even begins. A lender's approval letter has an expiry date, and in this city the marketing time alone can outlive one. That is what goes wrong in a Wellington short sale, not the price.

Am I actually underwater in Wellington?

Probably not. Houses here closed at a median $742,200 over the last twelve months and property of an acre or more closed at a median $2,490,000. Wellington owners in trouble are far more often illiquid than insolvent, which is a different problem with a much better solution. The only way to know is a written opinion of value set against a current written payoff figure from every lienholder, in that order.

Why does acreage make a short sale harder?

Because the lender's own opinion of value is harder to agree with. Roughly 71 acreage properties sell in Wellington in a year, so the comparable set is thin and each comparable needs individual adjustment for land, improvements and equestrian structures. Will I owe the shortfall after the sale?

Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterward. An explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA, not for us.

What does waiting cost in Wellington?

Sales that went under contract within 30 days closed a median 2.9% below their original asking price. Those taking 31 to 90 days closed 6.5% below, 91 to 180 days 9.5% below, and more than 180 days 11.0% below. Wellington does not punish an optimistic price quickly, it punishes it slowly, and for anyone working against a court date slow is worse.

Can I still sell after the foreclosure case has started?

Usually yes. In Florida the case runs through the courts, and until the clerk's sale is held and title transfers, the owner generally still holds title and can sell. That leaves you a deadline rather than a door already shut.
