Sugar Pond Manor is one of Wellington's original neighborhoods, built mainly between the early 1980s and the mid 1990s. It is predominantly single-family and almost entirely single story, with a small number of villas and townhouses; the typical house is three bedrooms and two bathrooms in around 2,000 square feet with a two-car garage. Ranch and traditional are the common plans. Around two-thirds have a private pool.

There is no mandatory homeowners association, which sets it apart from most of Wellington and is a large part of its appeal. A hospital is a mile and a half away, and within a mile there are ten playgrounds, five parks, five restaurants and eight tennis courts.
