A1A runs the length of Gulf Stream under a tunnel of mature banyan and ficus trees that residents regard as the town's defining feature. East of A1A sits the oceanfront; west of it, houses run toward the Intracoastal, some with dockage. Place Au Soleil, on the mainland west of the Intracoastal, is the town's other residential pocket and has its own character and price structure. The Gulf Stream Golf Club, a Donald Ross course, sits within the town.

What drives value here
Frontage and exposure first: ocean frontage, ocean block, Intracoastal frontage with dockage, or interior. Then the lot, then the house. Because much of the housing stock is older and substantial, the condition question is usually not cosmetic but structural: roof, windows, seawall where applicable, and what the town's review process will allow a buyer to change. Insurance sits on top of all of it, and on the water flood coverage is a separate policy from wind.
Everyday life and the neighbours
Gulf Stream has no commercial district. Daily life happens in Delray Beach immediately to the north, which is a few minutes up A1A or Federal Highway, and Boynton Beach to the south. The town runs its own small government and police service and shares many services with neighbouring municipalities. Public schools are operated by the Palm Beach County School District; confirm the assignment for a specific address with the district.
