What the Highland Beach condominium market actually is
Highland Beach is a three-mile barrier-island town in Palm Beach County between Boca Raton and Delray Beach, with the Atlantic on one side and the Intracoastal on the other and no commercial strip. Its market is a building-by-building market: oceanfront towers, direct-Intracoastal buildings, and a handful of low-rise associations, each with its own reserve position, insurance history and rules. The figures below are condominiums and townhouses only. The town's small single-family segment is too thin to publish medians for and we do not blend the two.

What moves the price of a Highland Beach condominium
- The building, then the line and floor, then the unit. Direct ocean, angled ocean and Intracoastal exposures are different products in the same address.
- Reserves, milestone inspections and assessments. Florida's structural reserve requirements have made the association's financial position a front-line pricing input.
- Master insurance. The association's coverage and deductible affect what a buyer can carry as much as their own policy does.
- Rules that narrow the pool. Minimum lease terms, approval waits and pet restrictions decide who can buy at all.
If you own here
What your property is worth depends on things a website cannot see: which side of the street you are on, what the last owner did to the place, what your association has in reserve, and which of the recent sales are genuinely comparable to yours. We work that out by hand from those sales rather than publishing an automated estimate, usually the same day, with the sales it is based on attached. Ask for an opinion of value on your property.

Highland Beach condominiums: questions and answers
How much does a condo cost in Highland Beach, FL?
Condominiums that closed in Highland Beach between 1 January and 31 August 2026 had a middle closed price of $973,500, and units on the market on 2 September 2026 were asking a middle $899,000 (BeachesMLS, condominiums and townhouses only).
How long do Highland Beach condos take to sell?
A middle 98 days on market for units that closed in the first eight months of 2026, against 84 days in the same period of 2025 (BeachesMLS, condominiums and townhouses only).
Is Highland Beach mostly condominiums?
Yes. The town is a narrow barrier-island strip and its housing is overwhelmingly condominium buildings along A1A, with a small number of single-family estates. There is no meaningful house market to compare against, which is why this page covers condominiums.
Why do two similar Highland Beach units sell for very different prices?
Because the building comes first. Reserve position, milestone inspection status, the master insurance policy, rental rules and recent closings in that specific building can separate two otherwise identical units substantially.
What is my Highland Beach condominium worth?
We prepare an opinion of value by hand from closings in your own building, adjusted for line, floor, exposure and condition, and read against units that failed to sell. Automated estimates handle oceanfront buildings badly.
