Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census; newly listed counts are floors for the same reason.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure. The property-mix shares are shares of a count, not blended prices.
  • Small-market rule: counts (sales, listings, homes under contract, newly listed) are always reported for the month.
