Relocating to Port St. Lucie, Florida
Port St. Lucie has more houses for sale than any other city we cover — 1,628 of them, at a median asking price of $459,000 — roughly twice the next largest market on our list. It is also the fastest-growing large city in the country: the population reached 268,062 as of July 1, 2025, up 30.9% from the 2020 census base per U.S. Census Bureau Vintage 2025 estimates, and MIAMI REALTORS reported it as the fastest-growing of the nation's 91 cities above 250,000 people for the fifth consecutive year. That growth is the whole story of this market: what you gain in choice and value, you pay for in construction, traffic and infrastructure that is still catching up.
What you get for the money
The median house closing in Port St. Lucie this year was $415,000, at $225 per square foot. That is a different universe from coastal Palm Beach County, and the reason people move north. It buys a newer, larger house further from the ocean, with a longer drive to a Palm Beach County job.

Where people actually live
Six districts, and they are not interchangeable:
- Tradition (34987) — master-planned, new construction, Cleveland Clinic Tradition Hospital inside the district, CDD assessments on the tax bill.
- Verano and Riverland (34987) — the newest large-scale development, resort amenities, several age-restricted villages.
- St. Lucie West (34986) — established 1990s and 2000s housing, Clover Park, most of the retail and medical offices.
- PGA Village (34986) — gated golf community west of I-95.
- The original numbered sections (34952, 34953, 34983, 34984) — quarter-acre lots, mostly no HOA, the largest block of inventory.
- 55-plus communities (34952) — Spanish Lakes and Savanna Club, largely manufactured homes on leased land.
Work, hospitals and schools
Health care is the anchor employer. Cleveland Clinic Tradition Hospital sits at 10000 SW Innovation Way in Tradition, and HCA Florida St. Lucie Hospital, a 282-bed facility, serves the eastern side of the city; HCA Florida Lawnwood Hospital is in neighboring Fort Pierce. The St. Lucie County Economic Development Council lists the City of Port St. Lucie itself at 1,363 employees and HCA Florida St. Lucie Hospital at 937. Keiser University has a campus at 9400 SW Discovery Way. Public schools are run by the St. Lucie County school district, which reports roughly 45,700 students across 51 schools in federal NCES data compiled in August 2026. School attendance boundaries change, so confirm the assigned school for any specific address directly with the district before you rely on it — we do not rate schools and cannot tell you which is best for you.
The costs people underestimate
Two line items surprise buyers moving up from Palm Beach County: the millage rate and the CDD assessment. The St. Lucie County Economic Development Council publishes total millage of 22.3097 inside the City of Port St. Lucie against 19.1481 in the unincorporated county, on 2025 rates from the St. Lucie County Property Appraiser, and the city has cut its own share for ten consecutive years to 4.9750 mills for fiscal 2025-26. On top of ad valorem taxes, most west-side communities carry Community Development District assessments, billed as two non-ad valorem lines — operations and maintenance, and debt service on the district's bonds. Ask for the actual tax bill and the actual assessment on any address before you commit. This is general information, not tax advice.
Getting around
I-95 and the Florida Turnpike both run through the city, and there is no Brightline station on the Treasure Coast. Riders drive south to West Palm Beach to board. A station in downtown Stuart has been proposed and pursued by Martin County but is not funded or built, so plan your commute around driving.

Most of the west-side communities have one; the original numbered sections east of I-95 generally do not.
