What a local would tell you about Verano and Riverland

This is the GL Homes side of the city: Riverland's Valencia villages alongside Verano, with their own clubhouses, golf and pickleball. Much of the inventory is age-restricted 55-and-over housing under the federal Housing for Older Persons Act, and much of it is not, so read the community restriction on any specific home rather than assuming.

The practical consequence of a district this new is that almost every resale here is competing against a model home two streets away, with an incentive package attached. That is a pricing problem, not a marketing problem, and it is the single most common reason a Verano or Riverland resale sits.

If you are selling in Verano and Riverland

88.8% of the houses that sold here this year closed below their original asking price, and the median seller gave up 5.4% from where they started. 42 of the 142 houses listed right now have been on the market more than 90 days. The first asking price is the decision that determines which group you land in, and it is the one part of this you control completely.

Verano and Riverland: questions and answers

Are Verano and Riverland 55-plus communities?

Parts of them are. Several villages are age-restricted under the federal Housing for Older Persons Act and others are not, so the restriction has to be confirmed on the specific address.

Why do resale homes here take longer to sell?

Because the builder is still selling new inventory in the same district. A resale is priced against a brand-new house with incentives, so the asking price has to account for what the builder is offering that month.
