What actually decides your sale price here
Tequesta is the last Palm Beach County address before the Martin County line, and that is exactly how buyers use it: county services and county schools of Palm Beach County, with the scale and quiet of the Treasure Coast. The village reports a median age of 46.4 and about 6,200 residents on its own community profile.
The Loxahatchee River is the pricing engine. Fixed bridges, dock permitting and river versus intracoastal access separate otherwise similar houses by a wide margin, and buyers moving here from outside the area routinely underestimate that.
It is small. A handful of sales in a quarter moves the median, so anyone reading Tequesta figures should look at the year alongside the month, which is how we publish them.

- Roof age and insurance history. In this market the insurance quote is part of the negotiation, not an afterthought.
- Waterfront specifics. Dock permitting, bridge clearance and channel depth are value, not detail. Document them.
