Homestead Exemptions by City: Palm Beach and Broward, 2026

Full-time owners barely grew this year. Palm Beach County had 364,963 homesteaded homes on the July 2026 tax roll, +0.6% from 362,813 a year earlier, and Broward had 418,852, +0.1% from 418,525. The flat totals hide steady turnover. 16,510 Palm Beach County homes and 15,056 Broward homes were newly homesteaded, while 14,360 and 14,729 dropped off the homestead list.

How to read these tables

A homestead is a home whose owner has declared it a permanent residence and receives the Florida homestead exemption on it. Counting homesteads city by city shows where full-time owners are adding up and where homes are passing to owners who do not live in them full time. "Newly homesteaded" homes carry the exemption on the July 2026 roll but did not on the July 2025 roll.

"No longer homesteaded" is the reverse. The share column is homesteaded homes as a share of all residential parcels in the city: houses, condos, mobile homes, co-ops and small multi-family buildings.

Cities are drawn by city limits, so "Boca Raton" means the City of Boca Raton. West Boca, Lake Worth Corridor and other unincorporated areas are counted under unincorporated Palm Beach County (173,890 homesteads, +0.6%). Cities with fewer than 1,000 homesteads are in the download.

A rise in homesteads does not by itself mean more people moved here. The count rises when a full-time owner replaces a part-time owner, an investor or an empty new build, and falls the other way. Renters are not counted, and one homestead is one home whatever the size of the household. A city can have hundreds of newly homesteaded homes and hundreds that dropped off, and still show a net change near zero.

Who buys to live there, city by city

This page counts homesteads on the whole tax roll. Our primary-residence pages look at the homes that actually sold: what share of sellers had lived in the home, and what share of buyers made it their homestead, houses and condos separate. Available for Boca Raton, Boynton Beach, Coral Springs, Deerfield Beach, Delray Beach, Fort Lauderdale, Greenacres, Hollywood, Jupiter, Lake Worth Beach, Palm Beach Gardens, Parkland, Pompano Beach, Wellington, West Palm Beach.

If you own a home in one of these cities

A city's homestead count tells you who is buying around you, not what your home will sell for. Gia Freer prepares every opinion of value by hand after seeing the property, and PBP Real Estate works with you as a transaction broker. For questions about your own exemption, contact your county property appraiser; this page covers the real-estate side only and is not legal or tax advice.

Method, source and reuse

  • Source: Florida Department of Revenue real property tax rolls, the preliminary rolls the Palm Beach County and Broward County Property Appraisers submitted in July 2025 and July 2026. Both years are preliminary rolls, so the comparison is like for like. Exemptions granted after the preliminary roll are not counted.
  • Homesteaded home: a residential parcel (use codes 001 single-family, 004 condominium, 002 mobile home, 005 co-op, 008 multi-family under 10 units) with just value under homestead on the roll.
  • City: the municipal tax district code on each parcel. Year-over-year changes match parcels by parcel id. New construction adds parcels, so a new community can add homesteads without any existing home changing hands.
  • Counts, not people: one homestead is one home, whatever the size of the household. Renters are not counted.
  • Updated once a year when the July roll is published. This edition: 2026.csv, every city including the small towns. Free to cite with attribution to "PBP Real Estate analysis of Florida Department of Revenue tax roll data" and a link. Every index and CSV: the PBP Data Desk.
