Short answer: a short sale is a sale in which your lender agrees to accept less than the full mortgage balance and release its lien, and it only applies if the property is worth less than the total owed. Ten months of condominium supply against two and a half months of houses is the widest split in any city we cover. A house owner in trouble in Coral Springs has a fast, forgiving market to sell into and very probably has equity. A condominium owner has the opposite: a low price, a slow queue, and a building old enough to be facing structural and insurance costs that arrive as a fixed sum per unit rather than a percentage.
That fixed sum is the mechanism. A special assessment does not shrink to match a $210,000 unit. The same concrete work that is an irritation in a higher-priced building can exceed an owner's entire equity here, and what is owed to the association has to be cleared at closing alongside the mortgage. Before we price a unit in an older Coral Springs building we ask for two documents: the association's most recent financial statement and reserve schedule, and the written balance of what you personally still owe on any assessment. We pull the community's own closing history out of the feed at the same time, because a building where nothing has closed this year is telling you something the comparable sales will not.

The house column's 180-day band is a sample of 63 sales and several of those sellers had already re-listed lower, so the discount had been taken earlier than the figure suggests. The condominium column has no such wrinkle. A servicer reviewing a short-sale package wants to see genuine market exposure at a defensible price, and on the condominium side a file that was priced optimistically and reduced twice is a much harder approval than one priced to this evidence from the start.
The order that protects you never changes. Get a written payoff figure from every lienholder, the association included. Get a written opinion of value set against it. Only then decide whether this is an ordinary sale with equity in it or a short sale that needs lender approval.

How does a short sale work in Coral Springs?

Very rare. Three of the 890 houses, condominiums and townhouses that closed in Coral Springs between January and the end of August 2026 were short sales. Am I actually underwater in Coral Springs?
If you own a house here, probably not. Coral Springs houses closed at a median $695,500 over the last twelve months, 52% of them went under contract within 30 days, and only 74% closed below their original asking price, the lowest share of any city we track. That is a strong market, and owners behind on payments in it usually have equity that an ordinary sale would put in their pocket. The condominium side is a different answer.
Why are Coral Springs condominiums different?
Because supply and price both work against the owner. There are 335 condominiums and townhouses on the market against 413 sales in an entire year, which is close to ten months of supply, and they closed at a median $210,000 with 89% finishing below their original asking price. 285 of the 335 units on the market were built in 1996 or earlier, so a fixed special assessment lands on a low-priced unit and can exceed the owner's whole equity. That is the Coral Springs route into a short sale.
How long does a Coral Springs short sale take?
Plan on three to six months from accepted contract to closing, and add the marketing time in front of it. A condominium here takes a median 62 days to go under contract before the servicer's review even begins, and where an association also screens the buyer that sits on top again. Approval letters expire, so the runway matters more than the price.
Will I owe the shortfall after the sale?
Only if the approval letter leaves it pursuable. The shortfall is called the deficiency, and an approval letter that releases the lien while saying nothing about the deficiency can leave the balance collectable afterward. An explicit written release is the most valuable single item in the negotiation. Whether a released balance is taxable is a question for your CPA, not for us.
What does waiting cost if I have to sell fast?
On the condominium side, a great deal. Units that went under contract within 30 days closed 3.4% below their original asking price; those that took more than 180 days closed 14.0% below. Houses are far more forgiving, at 1.2% and 7.6% respectively. A distressed condominium seller who tests a high price first is spending money they do not have.
Can I still sell after the foreclosure case has started?
Usually yes. In Florida the case runs through the courts, and until the clerk's sale is held and title transfers, the owner generally still holds title and can sell. That leaves you a deadline rather than a door already shut.
