One caveat we would rather state than hide: on the house side the 180-day-plus band shows a slightly smaller cut than the 91-to-180 band. That is a sample of 63 sales, and several of those sellers had already re-listed lower before the clock ran on, so the discount had been taken earlier and does not show in the final figure. The condominium column has no such wrinkle and runs straight downhill.

The practical reading is simple. A Coral Springs house priced correctly gives up about 1% and sells in a month. The same house priced to "test the market" gives up four to eight times that and takes three to six months to do it. There is no version of the optimistic price that ends better.

Roofs, panels, plumbing and air handlers in this city tend to reach the end of their lives at the same time as each other, because they went in at the same time as each other.
