Ranked by closed sales in the last 12 months: Progresso, Coral Ridge Country Club, Coral Ridge Isles, Rio Vista Isles and Imperial Point. Progresso's 29 sales were all dry lots in houses built around 1952, at a middle $575,000, which makes it the reference point for the dry-lot half of the table. Coral Ridge Country Club's 16 closed at a middle $1,467,000 and Rio Vista Isles' 10 at $1,624,188; in both, a quarter or more of the sales were waterfront. Imperial Point's 9 were dry lots from the early 1960s at a middle $820,000. Same three bedrooms, a $1 million difference in where the middle sits.

- If it is waterfront, what kind. A fixed-bridge canal and ocean access can both carry the flag. Dock length, depth at low tide and seawall age set the value of the frontage.
