- Water, then what kind of water. "Waterfront" covers a fixed-bridge canal that limits you to a small boat and an ocean-access point lot. Dock length, depth at low tide, bridge clearance and seawall age decide the value of the frontage, and they vary house to house.
- Insurance before contract. Roof age, opening protection and elevation set the premium. In housing stock that runs from the 1950s to new construction, the quote can differ by thousands a year between two houses at the same price.
- Permits on the fourth bedroom. Where a garage or porch became a bedroom, ask for the closed permit. An unpermitted conversion can cost you the bedroom at resale and complicate the insurance.
