That one fact explains the citywide condominium median of $125,000, and it means an owner in an unrestricted building who prices off the city average is underselling by a wide margin. It also means an owner in a 55-plus community should expect a cash buyer and roughly three months, and should not read that as failure.

What will my Margate house sell for?

The median single-family home closed at $480,000 over the last twelve months, at $298 per square foot, with a median cut of 3.2% from the original asking price. Age-restricted houses are a separate market at a median $319,000. Your number depends on the property, which is what a written comparative market analysis is for.

Why does FHA matter so much when selling in Margate?

Because 35% of house buyers here used an FHA loan, the highest share in any city we cover, and another 6% used VA. Over 40% of your likely buyers are on a government-backed loan. Those loans carry minimum property requirements, and the lender checks them: roof remaining life, peeling paint, missing handrails, exposed wiring and whether every system works. On a housing stock whose median year built is 1974, that list decides whether your best offer can actually close.

What should I fix before listing, then?

Not a renovation. The FHA list, and nothing beyond it. As-is houses closed at $302 per square foot against $308 standard, which is close to nothing, so a full renovation does not pay here. What it does cost is speed and leverage: as-is went under contract in 43 days against 12, with a 3.1% cut against 2.3%. Why is the condominium market so different from the house market?

Two reasons. Supply: 334 units on the market against 335 sales in a year, which is 12.0 months, against 3.3 for houses. And composition: 217 of the 335 condominium sales were in age-restricted communities at a median $100,000, while the 118 unrestricted sales closed at a median $275,000. Nearly two-thirds of this market is a low-priced, slow-moving, mostly cash segment, and the citywide median of $125,000 mostly describes it.

What does a 55-plus restriction do to the price and the timeline?

A great deal. Age-restricted condominiums closed at a median $100,000 and $108 per square foot in 95 days, with 58% of buyers paying cash. Unrestricted condominiums closed at $275,000 and $223 per square foot in 38 days, with 75% of buyers financing. The restriction shrinks the buyer pool to people over 55 who mostly do not borrow, and price follows. Margate has age-restricted houses too, 57 of 342 sales, at $319,000 against $500,000.

What does mispricing cost here?

On houses it is survivable: 1.9% below original asking price within 30 days, 7.9% at 91 to 180 days. On condominiums it is brutal: 3.1%, then 14.8%, then 23.9% past 180 days. That last figure is the steepest we have measured in any city. 17% of Margate condominium sales end up in that band.

Is now a good time to list in Margate?

For a house, this is as good as it gets in our coverage area: 3.3 months of supply, 40 days, 79.2% closing below asking with a cut of only 3.2%. For a condominium, only with a price that respects a 12-month market and, if the community is age-restricted, a mostly cash buyer pool.
