Rental rules deserve a separate question

Buyers here frequently intend to rent, seasonally or annually, and the associations vary widely on whether they can. Ask for the minimum lease term, any waiting period before a new owner may rent at all, any cap on the number of leased units, the approval process for tenants, and whether short-term letting is prohibited outright. Get those answers in writing before you make an offer, because an assumption about rental income that the documents do not support is the most expensive mistake made in this market.

The beach, the Intracoastal and the water

The Atlantic beach and the Intracoastal are the reason the city exists in its current form, and they are also the reason insurance is a line item worth pricing early. Wind coverage and, where the parcel calls for it, flood coverage are quoted on the specific building, its age and its elevation, not on a city average, and in a condominium a share of that cost reaches you through the association budget as well as your own policy. On the finger islands, ask about seawall ownership, condition and the last inspection.

Getting around and everyday things

Hallandale Beach Boulevard runs from the beach west across I-95, with Federal Highway and A1A carrying north-south traffic and a Tri-Rail station on the western edge of the city. Aventura and its shopping sit immediately south, Hollywood immediately north, and both Fort Lauderdale-Hollywood and Miami International airports are reachable in well under an hour outside peak traffic. Broward County Public Schools serves the whole city and boundaries move, so confirm the assignment for a specific address with the district rather than relying on a listing.

What owning property in Hallandale Beach involves

Two numbers decide what owning here actually costs, and neither is on the listing. Property tax is set on your own purchase, not the seller's assessed value, so the tax line you see on a listing usually reflects a homestead exemption and an assessment cap that belong to the current owner and do not transfer with the house. Insurance is the other one: wind coverage, and flood coverage where the property calls for it, quoted on the specific roof, year built and elevation rather than a county average. Get both quoted on the actual address before you commit to a price. If the property is in an association, add the dues, ask what has been voted, and read the budget and reserve position rather than the marketing sheet.
