It is almost entirely residential: condominium buildings along the strip, plus the ocean-to-Intracoastal estates known informally as Millionaire's Mile, and the Hillsboro Inlet Lighthouse at the south end. How the town is laid out
There is one road: A1A, running the length of the town. Everything is either oceanside or Intracoastal-side of it, and the estates on Millionaire's Mile span both. The town has no commercial district to speak of, so daily shopping and dining happen in Deerfield Beach to the north or Pompano Beach and Lighthouse Point to the south, all a few minutes away. The Hillsboro Inlet, at the southern boundary, is the ocean access for the whole surrounding boating community.
What the housing actually is
Condominium buildings dominate, ranging from small mid-century low-rises to larger towers, most of them directly on the ocean or directly on the Intracoastal. The estates are a distinct market: ocean frontage, a private dock across the road, and turnover measured in a handful of sales a year. The practical consequence for an owner is that your comparable sales are usually inside your own building, and sometimes inside your own line of that building, rather than anywhere else in the town.
Boating, the beach and the everyday
The Intracoastal side offers dockage; the ocean side offers direct beach access, which in a town this narrow means walking rather than driving. The Hillsboro Club sits at the southern end. Traffic on A1A is the one daily annoyance residents mention, particularly in season and when the Hillsboro Inlet bridge is up. Broward County Public Schools serves the town; confirm the assignment for a specific address with the district rather than relying on a listing.
Condominium ownership on a barrier island
This is where diligence pays. Coastal buildings face structural and insurance realities that inland buildings do not: milestone inspections, structural integrity reserve studies, concrete restoration cycles, and master policies whose deductibles matter to a buyer's lender. Before you buy, read the reserve study, the last year of minutes and any assessment already voted. Before you sell, gather the same documents and the record of completed work, because a building that has already done its restoration is a genuine selling point and should be marketed as one.
What owning property here involves
Property tax is assessed on your own purchase price rather than the seller's capped assessment, with the homestead exemption and assessment cap applying once the property is your primary residence. Wind and flood insurance are the two lines to price early, and in a condominium they sit alongside the association's master policy. Seasonal ownership is common, so if you plan to rent when you are away, check the lease minimums and approval process for that specific building before you buy, not after.
Selling, or relisting after a failed sale
Because the buyer pool for any given building is small, presentation and honest pricing decide the outcome here more than marketing volume does. Time on market in this town runs longer than the county as a whole, which is a fact to plan around rather than fight.
