Deerfield Beach Guide for Residents

Short answer: Deerfield Beach is a city of roughly 90,500 people at the top of Broward County, incorporated in 1925 and sitting directly on the Palm Beach County line with Boca Raton next door. That line matters to a buyer: in Broward the buyer customarily pays for the owner title insurance policy, while a mile north in Palm Beach County the seller customarily does. The city holds oceanfront condominiums, waterfront houses in The Cove, golf housing at Deer Creek and large inland condominium communities - four different markets. We price individual properties by hand.

Where the city divides

East of the Intracoastal is the beach: oceanfront and near-ocean condominium buildings, and the blocks around the International Fishing Pier. Just inside that, The Cove is the single-family waterfront neighborhood, where boat access toward the Hillsboro Inlet is the variable that sets price. West of Federal Highway you move into established inland single-family neighborhoods and several very large condominium communities, some of them age-restricted under the federal Housing for Older Persons Act. Further west, Deer Creek is the golf-oriented community. These are four separate markets and their sales are not interchangeable.

The county line, and why it costs money

Deerfield Beach shares a border with Boca Raton, and buyers routinely shop both. The important difference is not the housing, it is the closing custom. In Palm Beach County the seller customarily pays for the owner title insurance policy; in Broward County the buyer customarily does. Same metro, same beach, different line item, and it is negotiable rather than statutory in both directions. If you are comparing an offer here against one in Boca Raton, compare the net figures rather than the prices, because the costs are not allocated the same way.

The beach, the pier and the island

The city's beachfront runs along A1A with the International Fishing Pier as its anchor, and the beach itself has long been one of the reasons the near-ocean condominium market holds up. Deerfield Island Park, reachable only by boat, sits in the Intracoastal at the north end of the city. Because so much of the eastern inventory is in older buildings, look at the building before the unit: age, reserves and inspection status will tell you more about your monthly cost than the finishes will.

Condominium communities and Florida's inspection rules

Deerfield Beach has a larger share of condominium inventory than most Broward cities, including several very large inland communities and a stretch of older coastal buildings. Florida now requires milestone inspections and structural integrity reserve studies for many of them. Ask what reports the association holds, what they found, the reserve position and any assessment already voted, because an approved assessment is part of what you pay regardless of the listing. In age-restricted communities, confirm the occupancy rules in writing - they affect who may live there and how you can resell.

Getting around and everyday things

Hillsboro Boulevard is the main artery, running from the beach west to the Turnpike, with I-95 and Federal Highway carrying north-south traffic and the Tri-Rail station on the western side of the city. Boca Raton is immediately north for shopping and dining, and Fort Lauderdale is a straightforward run south on I-95. Broward County Public Schools serves the whole city and boundaries move, so confirm the assignment for a specific address with the district rather than relying on a listing.

What owning property in Deerfield Beach involves

Two numbers decide what owning here actually costs, and neither is on the listing. Property tax is set on your own purchase, not the seller's assessed value, so the tax line you see on a listing usually reflects a homestead exemption and an assessment cap that belong to the current owner and do not transfer with the house. Insurance is the other one: wind coverage, and flood coverage where the property calls for it, quoted on the specific roof, year built and elevation rather than a county average. Get both quoted on the actual address before you commit to a price. If the property is in an association, add the dues, ask what has been voted, and read the budget and reserve position rather than the marketing sheet.

If you own here

What your property is worth depends on things a website cannot see: which street you are on, what the last owner did to the place, what your association holds in reserve, and which recent sales are genuinely comparable to yours. We work that out by hand from those sales rather than publishing an automated estimate, usually the same day, with the sales it is based on attached. Ask for an opinion of value on your property.

Living in and owning property in Deerfield Beach: questions and answers

Where is Deerfield Beach, Florida?

At the northern edge of Broward County, directly on the Palm Beach County line, with Boca Raton immediately north. It runs from the Atlantic beach west past I-95 and the Florida Turnpike, with Hillsboro Boulevard as the main east-west route.

How old is Deerfield Beach?

It was incorporated as the Town of Deerfield on 11 June 1925 and the name was changed to Deerfield Beach in 1939. The population is now roughly 90,500 by US Census Bureau estimate, having grown fastest between 1950 and 1980.

Does being on the county line change anything for a buyer?

Yes, one thing that costs real money: who customarily pays for the owner title insurance policy. In Palm Beach County the seller customarily pays it, and in Broward County the buyer customarily does. Deerfield Beach is in Broward, so a buyer here should expect that cost while a buyer a mile north in Boca Raton usually would not.

What kinds of homes are in Deerfield Beach?

Oceanfront and near-beach condominiums, single-family waterfront in The Cove with access toward the Hillsboro Inlet, golf-oriented housing at Deer Creek, large established condominium communities inland including age-restricted ones, and mid-century single-family neighborhoods west of the highway.

I inherited a property in Deerfield Beach. What are my options?

Sell it, hold and rent it within whatever the association rules allow, or transfer it to a family member. Which is open to you depends on how the property was titled and whether it must pass through probate, where a personal representative generally needs court authority before closing. Have a Florida attorney confirm the process for your situation.
