Relocating to Aventura almost always means buying or renting inside an association, and that changes the order of your homework. Before the unit, before the view, you are choosing a building and a set of rules you will live under. Aventura also has an unusual amount of housing concentrated in mid- and high-rise buildings, so the building-level questions are not optional.
You are choosing a building before you choose a home
The building sets your monthly cost floor through the association fee, sets your risk exposure through reserves and structural condition, and sets your timeline through the approval process. A beautiful unit inside a building with an unfunded assessment is a worse purchase than a plain unit in a well-funded one.

The document request that protects you
Have your agent request these in writing inside your inspection period, and read them yourself rather than relying on a summary:
- Milestone inspection report and any engineer's remediation scope, where the building is subject to one.
- Structural integrity reserve study and the current reserve funding level.
- Twelve months of board minutes and the current budget.
- Special assessments voted, pending or discussed, with amount and schedule.
- Master insurance declarations page and the windstorm deductible.
- Leasing rules including minimum term and any post-purchase waiting period.
- Pet, vehicle and parking allocation rules, plus the approval timeline and application fee.
Approval time is part of your move-in date
Association approval in Aventura buildings can require an application, a fee, background screening and sometimes an interview, and it runs on the board's schedule rather than yours. Ask for the published timeline before you agree to a closing date, and build the buffer into your lease end, your movers and your job start.
Renting first is a legitimate strategy here, but the same approval process usually applies to tenants, so it is not a shortcut around the calendar.
Commuting, transit and everyday logistics
Aventura sits on the Biscayne Boulevard corridor with a Brightline station and county bus service, and connects west toward I-95 and south toward the beaches and Miami. Regional rail access can genuinely change how many cars a household needs, which is worth pricing before you assume.
Two checks to do yourself: drive the commute at your real hour, and confirm exactly how many parking spaces the unit carries and whether guest parking exists, since the association controls both. If you have school-age children, confirm the Miami-Dade County Public Schools assignment for the specific address, and confirm separately how enrolment works for any charter school operated locally, because those are separate processes with their own rules.
