A listing counts as Sunset when its map coordinates fall inside the U.S. Census Bureau 2024 census-designated place boundary, not because of the name an agent typed, and 240 listings since January 2025 sit behind these figures.A property type that falls short is shown as a count only, and houses are never mixed with condominiums.

Why does PBP publish Sunset and not every Miami-Dade neighborhood?

A community page is published only when the direct feed supports it: at least 15 active single-family houses and 30 closed single-family sales year to date, or at least 10 active condominiums and townhouses and 30 closed condominium and townhouse sales. Communities below that floor get no page, and no combined house-and-condominium figure is published to make one qualify.

How does PBP decide which listings count as Sunset?

Each listing's MLS coordinates are checked against the U.S. Census Bureau 2024 boundary for the Sunset census-designated place. A listing counts only when it falls inside that boundary, so the figure does not depend on how an agent typed the subdivision or neighborhood name. Listings without coordinates are left out, which makes every figure a floor rather than a total.
