Miami Beach rewards people who understand what they are buying into and frustrates those who do not. It is a barrier island reached by a handful of causeways, most of its housing supply is condominium, much of its building stock is old enough to be historically designated, and its rental rules vary by zoning district. Work through those four facts before you fall in love with a view.

Geography sets the commute, not the map distance

Access to the mainland runs through the causeways — MacArthur, Julia Tuttle, Venetian and, to the north, the 79th Street and Broad causeways. Distances look short. Peak timing does not behave like the distance suggests, and an incident on one causeway redistributes traffic onto the others.

Drive your actual commute at your actual hour before you commit, and if you will rely on transit, check Metrobus routing across the causeway you would use. Parking is the other half of this: on-street parking is regulated by the city and building parking is allocated by the association, so confirm exactly how many spaces come with a unit and whether guests can park at all.

Condominium due diligence comes first here

Florida requires milestone structural inspections and structural integrity reserve studies for many condominium buildings depending on height, age and coastal proximity, and Miami Beach has a large stock of older buildings. That makes the building's financial and structural file the single most important thing you will read before buying.

Ask your agent to request, in writing and inside your inspection period:

  • The milestone inspection report and any engineer's remediation scope.
  • The structural integrity reserve study and how reserves are funded today.
  • Twelve months of board minutes and the current budget.
  • Every special assessment voted, pending or under discussion, with amount and payment schedule.
  • The master insurance declarations page and the windstorm deductible.
  • Leasing restrictions, minimum rental terms, pet and parking rules, approval timeline and fee.

Flood, elevation and insurance before you are committed

Flood insurance is a separate policy from homeowners insurance in Florida, and on a barrier island the mapped FEMA flood zone and any elevation certificate are core documents, not footnotes. Get a real quote from a licensed insurance agent for the exact address during your inspection period.

If you are buying a house rather than a unit, add a wind mitigation inspection, a four-point inspection on older construction, the roof age with its permit and final inspection, and, where relevant, the condition and permit history of any seawall or dock.

If short-term rental income is part of your plan

Do not assume it is allowed. Miami Beach restricts short-term rentals in many residential zoning districts, and condominium declarations frequently impose minimum lease terms of their own. Where rentals are permitted there are registration, licensing and resort tax requirements.

Verify with the city in writing for the specific address, and verify the association rules separately, before the number goes into your budget. A projection built on an unverified assumption is the most expensive mistake available to a new owner here.
