The sequence that keeps an estate sale from stalling

Estate files fail on paperwork far more often than on price. Before a property is marketed, the estate normally needs the letters of administration, the recorded deed history, the association estoppel and current fees if it is a condominium or a homeowners association property, insurance in force in the estate’s name, and a written answer on whether the homestead exemption and any portability apply after the owner’s death.

A longer condominium marketing window means an estate holding a unit should budget carrying costs, association fees and insurance for that period, and should expect a buyer’s lender to ask about reserves and milestone inspections. Beneficiaries who are told a single blended county median are being given a number that describes neither property.
