The permit record is the single most valuable file you own
Older housing accumulates work. Enclosed carports, converted garages, added bedrooms, efficiency units, additional kitchens, rebuilt roofs, upgraded electrical service — each of those is either documented with a permit and a final inspection, or it is a question a buyer, an appraiser, an insurer or the city will eventually ask.
The cheapest time to resolve an open or missing permit is years before a sale, not during a buyer's inspection period. If you do not know what is in the record for your property, that is worth finding out now.

Insurance follows the roof and the systems
In Florida, homeowners insurance and flood insurance are separate policies, and on older housing the roof age and the four-point inspection frequently determine whether a carrier will write a policy at all. That is a maintenance-planning fact rather than a scare: a roof and an electrical panel are knowable, plannable expenses when you look at them early.

Two-unit and multi-generational living: verify the legal use
Property in older cities is often used more flexibly than the record shows. If part of your property is rented, or you are considering renting it, the questions that matter are what use is legally permitted for that parcel under current zoning, whether the space was permitted for habitation, and what disclosure obligations you carry when you sell.
Those questions have address-specific answers from the city, and where money or a lease is involved a licensed attorney is the right adviser. Do not rely on how the property has been used historically as evidence that the use is permitted.
Getting around
Hialeah sits in the north-central part of the county with Metrorail stations on its edge, Tri-Rail access at Hialeah Market, and major routes including the Palmetto Expressway, Okeechobee Road, Le Jeune and the airport corridor nearby. For a household weighing whether it needs an additional car, station proximity is a genuine cost variable.
As everywhere in this county, test the route at your real hour. Okeechobee Road and the Palmetto at peak are not the same road they are at midday.
