All we ask is the chance to fix the problem first. Most listing agreements are something the agent can get out of and you cannot. Ours is not.
Why we put it in writing
Hiring a listing agent is a decision made on a promise. You are asked to sign a fixed-term agreement before you have seen a single piece of the work: before the photography, before the first weekend of showings, before you know whether the pricing advice was any good or whether anyone will call you back on a Friday. The usual answer to a seller who asks what happens if it goes badly is that the term runs until it runs out.
We think that answer is backwards. If the service is what we said it would be, you will not want to leave; if it is not, holding you to the paperwork does not make it better. So the exit is yours, and it costs you nothing to use.
What the chance to fix it means in practice
Almost every listing that disappoints a seller is failing for one of three reasons, and each has a specific remedy:
- Price. The market is answering a question we asked wrongly. The remedy is the current evidence — closed sales, pending contracts and what your direct competition has done since you listed — and a decision made against it rather than against hope.
- Exposure. The photography, the video, the copy or the syndication is not doing the property justice. The remedy is to rebuild the package, not to relist the same one.
- Communication. You do not know what is happening. That one has its own written commitment: our Up-Front Communication Guarantee.
Tell us which of the three it is, or tell us it is something else entirely. If it is fixable we will fix it, in days rather than at the next quarterly review. If you would still rather end the listing after that, the agreement ends.
What it does not cover
Being straight about the edges matters more than a broad promise. The guarantee applies before an offer to purchase comes in. Once your home is under contract, obligations exist between you and the buyer, and the contract governs what happens next; a seller cannot cancel their way out of an executed purchase contract, and no brokerage promise can change that. It is a service guarantee about our performance, not a guarantee of a sale price, a timeline or an outcome in the market.
Where this fits
The guarantee is one half of a pair. This one says you are never trapped. The other says you will never be in the dark: we contact you every Friday of the listing period, and if we miss a Friday you can cancel with no fee owed.

Can I cancel my listing agreement with PBP Real Estate at any time?
Yes, at any time before an offer to purchase comes in, with no penalty and no obligation, provided you have given us the chance to fix the problem first. That is the Easy Exit Performance Guarantee and it is part of our listing agreement, not a marketing line. Once your home is under contract the transaction is between you and the buyer, and a listing agreement cannot be walked away from at that stage.
Do I have to give a reason to cancel?
No. You do not have to justify the decision or prove anything. All we ask is that you tell us what is wrong first and give us the chance to correct it, because most problems in a listing are pricing, exposure or communication problems and all three are fixable in days. If it is still not right after that, you are free to go.
Is there a cancellation fee or a marketing charge?
No. There is no cancellation fee and no reimbursement of our marketing costs. The photography, video, staging consultation and advertising are our investment in the listing, not a debt you take on. That is deliberate: an exit that costs money is not an exit.
Why do most listing agreements not work this way?
Because most are written so the brokerage can withdraw and the seller cannot. A standard listing agreement runs for a fixed term and the seller is committed to it, which is the point at which a seller who has lost confidence stops being a client and starts being a hostage. We would rather earn each week of the listing than rely on the paperwork.
