Up-Front Communication Guarantee
Short answer: We call, email or text you every Friday of the listing period. If we miss a Friday, you can cancel the listing agreement at any time with no obligation to pay any fee or commission.
For sellers
Pricing a home correctly is a skill. It starts with data most agents and consumers never see.
43.4% of the homes for sale in Palm Beach County have already had to cut, a median $50,000.
This page is built from every Palm Beach County listing in BeachesMLS and refreshed each morning. Gia Freer, Broker of Record, turns that same data into one written pricing opinion for your home: the sales, cuts and days on market it actually competes with, with the reasoning, before it goes live.
No website estimate, no automated number: a comparative market analysis done by hand, within one business day.
Selling? Pricing correctly is a skill. Gia Freer prices your home from this data before it goes live.

Up-Front Communication Guarantee. We call, email or text you every Friday of the listing period. If we miss a Friday, you can cancel the listing agreement at any time with no obligation to pay any fee or commission.
Why Friday, and why in writing
Ask a seller who has had a bad listing experience what went wrong and the answer is rarely the commission. It is that they stopped hearing anything. The listing went live, the first weekend passed, and then the updates thinned out precisely as the news got harder to deliver. By the time anyone said the word price out loud, the home had been sitting for two months and the market had drawn its own conclusions.
A weekly cadence fixes the incentive rather than relying on good intentions. Friday because the week's showings have happened and the weekend ahead can still be changed — a price decision made on Friday reaches buyers on Saturday. In writing because a promise with a consequence attached is a term, and a promise without one is a sentence in a listing presentation.
What you get every week
- Activity. Showings, second showings, where the traffic came from, and what the agents said afterward — including the parts you would rather not read.
- Your competition. What comparable homes did this week: new listings, price changes, and which of them went under contract and at what.
- Where you stand. Your days on market against your own segment and price band, not against a countywide average.
- The recommendation. Hold, adjust the exposure, or change the price — with the closed sales and pending contracts that support it attached.
What it does not cover
This is a guarantee about our conduct, not about the market. It promises you contact and honest reporting every week of the listing. It does not promise a sale, a price, a timeline, or that the news will be good. When the news is bad, the guarantee is what makes sure you get it early enough to do something about it.
Where this fits
It is one half of a pair. This one says you will never be in the dark. The other, our Easy Exit Performance Guarantee, says that if we do not live up to what we promised you can cancel at any time before an offer comes in, with no penalty — and a missed Friday triggers exactly that right.
Both of them sit downstream of the decision that matters most, which is the number your home goes on the market at. See selling a home in Palm Beach County, or start with a written opinion of value.
The Up-Front Communication Guarantee: questions and answers
How often will my listing agent update me?
Every Friday of the listing period, by call, email or text, whichever you prefer. It is a written term of our listing agreement rather than an intention: if we miss a Friday you can cancel the listing agreement at any time with no obligation to pay any fee or commission.
What is actually in the Friday update?
What happened this week and what it means. Showings and where they came from, what agents and buyers said, how your direct competition moved on price or went under contract, where your listing sits on days on market against your own segment, and the recommendation for the coming week. If the honest recommendation is a price change, it is in the update, in writing, with the sales it rests on.
What if nothing happened that week?
You still get the update, because no activity is itself the most important information a seller can have. Two quiet weeks in a market where comparable homes are going under contract is a pricing answer, and hearing it in week two is worth considerably more than hearing it in month three.
Why does a communication guarantee need to exist at all?
Because the most common complaint sellers make about agents is not price or fees, it is silence. Silence is easiest exactly when the news is bad, which is when a seller most needs to hear it. Attaching the right to cancel to a missed Friday removes the incentive to go quiet.

Gia and John from PBP Real Estate exceeded expectations in selling my mother's Delray Beach condo, which had previously failed to sell with another firm. Despite being in New York, I experienced excellent communication and responsiveness via phone, text, and email, making the remote process, including the closing, stress-free.
