What actually decides your sale price here
This is a two-market town and the distinction decides everything about price. On the mainland you are buying a small downtown, the lagoon and Indian Riverside Park. Across the causeway on Hutchinson Island you are buying oceanfront and near-oceanfront condominiums, with a completely different insurance and assessment profile. We never blend the two when we price.
The old Pineapple Capital branding downtown is not marketing invention: it is the town's actual agricultural history, and the annual Pineapple Festival still runs on it. The scale is the point here. Buyers who find Stuart busy end up in Jensen Beach.
Condominium buyers on Hutchinson Island need to read the reserve study and the milestone inspection status before anything else. Coastal buildings in Florida now carry structural reserve obligations, and the assessment history is a bigger factor in value here than the view.
Before you list
- Roof age and insurance history. In this market the insurance quote is part of the negotiation, not an afterthought.
- Waterfront specifics. Dock permitting, bridge clearance and channel depth are value, not detail. Document them.
- Condominium reserves and milestone inspection status. A buyer's lender will ask. Knowing the answer first is worth money.
- The first asking price. It decides whether you sell in the first three weeks or spend three months getting back to the same number.
If your listing already failed
It is the most common situation we are called about, and it is almost never a marketing problem. See what the data says about Jensen Beach listings that did not sell.

The median single-family house in Jensen Beach has closed at $548,799 so far this year, 3.1% above the $532,500 of the same period last year, across 86 sales. Houses are running at about 4.6 months of supply and condos and townhomes at about 10.0, and supply is the number that decides how much negotiating room a buyer has. The two halves of this market do not move together, so the answer depends on which one you own.
What do buyers in Jensen Beach ask about most?
Roof age, insurance history, and for waterfront property, dock permitting and bridge clearance. Have those documented before you list; every day spent finding them after an offer is a day of leverage lost.
