What a local would tell you
This is a two-market town and the distinction decides everything about price. On the mainland you are buying a small downtown, the lagoon and Indian Riverside Park. Across the causeway on Hutchinson Island you are buying oceanfront and near-oceanfront condominiums, with a completely different insurance and assessment profile. We never blend the two when we price.
The old Pineapple Capital branding downtown is not marketing invention: it is the town's actual agricultural history, and the annual Pineapple Festival still runs on it. The scale is the point here. Buyers who find Stuart busy end up in Jensen Beach.
Condominium buyers on Hutchinson Island need to read the reserve study and the milestone inspection status before anything else. Coastal buildings in Florida now carry structural reserve obligations, and the assessment history is a bigger factor in value here than the view.
Getting around
Jensen Beach is reached by Indian River Drive, Jensen Beach Boulevard and the causeway to Hutchinson Island, with I-95 access through Stuart. There is no rail station on the Treasure Coast.
Taxes and assessments
Millage is set by Martin County rather than a city government, because Jensen Beach is unincorporated; the Martin County Property Appraiser publishes the applicable district rates. Special-district and non-ad valorem assessments are billed on top of that and vary by community, so the only number worth relying on is the actual bill for the actual address.
