What actually decides your sale price here
Palm City is a commuter market with golf and river frontage attached. The Martin County MPO's own community report notes that with access to both the Turnpike and I-95 it is often the first part of the county a visitor enters, and the mean travel time to work for residents is 31.8 minutes per Census Bureau 2020-2024 estimates. That is the practical trade buyers here make.
Because it is unincorporated, there is no city hall and no municipal millage: services and land-use decisions come from Martin County. That matters more than buyers expect, because Martin County's growth policy is deliberately restrictive compared with St. Lucie County next door, which is a large part of why the housing stock here is what it is.
The golf communities along Martin Downs Boulevard are the recognizable part of the market, alongside the river and canal-front streets closer to the South Fork.
Before you list
- Roof age and insurance history. In this market the insurance quote is part of the negotiation, not an afterthought.
- Waterfront specifics. Dock permitting, bridge clearance and channel depth are value, not detail. Document them.
- Condominium reserves and milestone inspection status. A buyer's lender will ask. Knowing the answer first is worth money.
- The first asking price. It decides whether you sell in the first three weeks or spend three months getting back to the same number.

Living in Palm City: questions and answers
Is now a good time to sell in Palm City?
The median single-family house in Palm City has closed at $795,000 so far this year, 13.6% above the $699,900 of the same period last year, across 249 sales. Houses are running at about 3.1 months of supply and condos and townhomes at about 4.5, and supply is the number that decides how much negotiating room a buyer has. The two halves of this market do not move together, so the answer depends on which one you own.
What do buyers in Palm City ask about most?
Roof age, insurance history, and for waterfront property, dock permitting and bridge clearance. Have those documented before you list; every day spent finding them after an offer is a day of leverage lost.
